Advice for selling home privately

We are going to be putting out house up for sale in January.  We will try on our own for 6-8 weeks, and then we will be listing with an agent.

 Any tips on private selling?

  • Be prepared to have a ton of agents call, even if your listing says "no agents" (or something to that effect).

    Expect that people will make appointments and then  not show up.

    Advertisements are expensive (listing in the newspaper for example), get creative about marketing you property (notices up at local community  centres, kijiji, etc).

    Let EVERYONE you know that you're selling. They may know someone who's interested. 

    This will, possibly, become a full time job for 8 weeks :)  Be ready to hustle and jump through hoops. Make yourself available to any and all reasonable visits, you are competeing with agents who do this all day, everyday.

    We initially listed with an agent, then tried it on our own, but ended up back with an agent. In the end, we realized that we simply couldn't do it on our own.  The commission was a small price to pay to get it sold. Good luck! 

  • Are you using a FSBO company or going on your own?

    Print Ads are very expensive and you do not see much of a return on what you spend on them so I would stay away.

    Ditto the previous post of adding it to Kijiji etc.

    Provide listing sheets with photos etc of the property for buyer showings.

    You may also want to think about if you would be willing to pay a buyers agents commission or not. A buyer who is interested in your property may already have an agent they are working with so its something to think about if you want to take on or not.

     You can find a lot of information online for FSBO but one big tip when you show buyers your home is not to stand over them and talk a lot. Let they the buyers take everything in. But of course not have free range to wander your house on their own.
