If I was reading this as a buy I would be wondering why you put 3-4 bedrooms. Do you have 4 bedrooms (even though one is in the basement)? If so I would list it as a 4 bedroom (you could put beside that 3 up, 1 down).
This feels like an unfinished thought to me. What is completely finished? Just the flooring? Is there hardwood in the bedrooms and carpet in the family room? Could you be more specific here? What type of hardwood, what type of carpet?
I have no idea what a cheater door is. Also is the main bath the 1 bath on the main floor? If so then I would make that one sentence instead of 2. Also what else does the bathroom have? Is the only thing worth mentioning the skylight?
Any upgrades or features that you think are important I would mention. Even something like "Perfect for entertaining or a quiet Sunday brunch"
Overall I think it is a lot of really short sentences when you could have it be more descriptive.
I would put 3+1 bedroom home.
I would also rearrange it a bit.

DH and I will be looking starting in the New Year. I don't think I can convince him to look at anything over 215,000 though (want to make sure we can afford on one income).
Did you grow up in LaSalle? I went to Sandwich (DH went to Villanova)
I would start this sentence with something like "pride of ownership is apparent in this...". This is also a bit confusing. Is it a 3 bedroom or 4? I would change this to 3 + 1. Is this neighbourhood family friendly? If so, I would add reference to that here. "Approximately" inferes that you aren't sure about details of the property. State facts, the actual sq footage of the main floor, and add that the basement is finished.
Is it close to schools, community centres, easy access to major thoroughfare/avenue/freeway?
I would take this out completely, add it to the description of the main and lower levels.
I would add how many pieces this bath is. Is it the main bathroom of the house? I might take out "cheater door" and add "main ___ piece bath with access from Master Bedroom". Is the eating area part of the kitchen? I might make this more clear, "eat in kitchen".
It may seem like semantics, but I would state that the "*finished* lower level boasts...", also note how many pieces this bath is.
IMO, upgrades should be listed by (major) item and year replaced/redone.
Is it too far reaching to state that your yard it "park like"? That always conjurs up an idea of how they might use the space (and possibly how little work/money they would have to spend working on it). I would also state the size of the deck. I wouldn't even mention the material that makes up the drive/walk - they will see this when they come and see the property.
