So last week Mike and I decided to sell our condo and build a new house in a new subdivision about 10 mins up the street from where we are now. It was set in stone, gonna do it, no backing down. Until I pulled up the listings for our condo community and chickened out. There are 10 condos listed right now, ranging from 32.5k more than we paid (4 yrs ago) to 3.5 more. Both those numbers are for our floorplan, which is a great plan and generally hard to come by in our community (it's a one level unit, 2 bed, 2 full bath and has the most sq ft. out of all the floor plans).
So, after some thought we decided to make the repairs we'd need to make in order to sell (carpet needs to be replaced, red wall and checkerboard kitchen have to go, new door, etc.) but we're going to do the repairs we've been saying "Oh, if we had the time/money/effort we should do _________."
My living room went from beige with a red accent wall to two shades of grey, which of course I can't find online now. I have before and after pics on the camera though. Next up is:
The kitchen (pale green called "Cool Cucumber"),
Both bathrooms (guest - mainly chocolate brown w/green accent wall and master - mainly green w/chocolate brown accent wall)
Mike's Man Room - 2 beige walls, 2 chocolate walls.
Then...hardwood floors (thinking dark wood...might do laminate b/c this is only going in living room, "dining room" and hallway) and kitchen counters. And we'll prob swap out all the light fixtures.
I'm exhausted just from making the decisions.

HOLY COW!! That's a lot of work, but it sounds like it'll be amazing when you're done!
Do you have any plans on when you want all of that done?

This exactly! Also something to think about with the floors is offering an allowance instead of doing them that way the new owners can choose what they want. Since that's the more pricey job it may be easier to say we will give you $1500 towards new flooring instead of possibly spending $2500 on new floors. Those are just random numbers since I don't know the size of your home.
I wasn't clear in my OP. We're going to go ahead and stay in the condo for another year-3 years, so we're going to go ahead and do the stuff we've been wanting to do for the past several years. I'm thinking we'll be there closer to 3 years. By that time, Mike will be close to graduating.
