the appraiser just left our house, he basically told us he wont know for sure until next week but he's fairly certain our house isn't going to appraise for what it was last year when we bought it..which in turn means we can't get our streamline mortgage. So a big f u to bank of america who "accidently" declined our first loan application. FHA apparently changed the rules the week our application was "accidently" denied so that they now require an appraisal in order to qualify for the streamline mortgage which wasn't the case when we first put in our application.

essentially its a lowcost/no cost mortgage refinance for people with FHA loans to help make their mortgage more affordable. We unfortunately got locked into a high rate so thats why we've considered the streamline mortgage..
So sorry Pam. Try not to panic until you hear the final appraisal report. ::hug::
