Edmonton Area ladies

DH is meeting this week with a few people for a possible job opportunity that would give him at least a year and half of work, therefore me and Austin Moving out to Alberta. DH asked me to look into houses in the area. Any reccomendations? I want to stay probably $200,000 or less since for our house we will be able to get $145,000 - $150,000 for. DH will still be working in Fort Saskatchewan I beleive. He wanted me to check the Fort Saskatchewan, St Albert, Sherwood Park, Edmonton and Spruce Grove area. I'm just on mls.ca now but was wondering if there were any other tips or direction anyone could offer. Also, I'm considering going super cheap in a mobile home, any thing I should know about that?  Thanks so much ladies!

  • Hi there, I live in Edmonton but on the very south end, so not at all near where would be good for you. I can say that I sometimes go with a friend up to St. Albert for a cooking thing and if my husband and I didn't both work in the south end I'd consider living there. It's a lovely little community and has a ton of amenities. It's also still close enough to the city for an easy nip in if required. Good luck. Any other questions I'll see if I can help, but I just moved here six months ago myself.
  • I would probably start just by "zooming in" on the different areas and seeing what you can get for your price range and narrow it down from there. In Edmonton, I don't think you will get much for $150,000 (ie. small condo) or major fixer upper, so that might eliminate Edmonton from your choices.
  • I agree with PP. I live in Red Deer and for 150,000 you may get a mobile home (trailer) or a small condo/townhouse. However I think that if it was a townhouse (at least in this city) it would be in a less then desirable neighbourhood. It'll probably be less in the smaller towns but I would have to guess that the Edmonton suburbs would be compareable to here.

  • You may find something pretty small in Edmonton, but St.Albert is probably out. It is a great place to live but pretty pricey. Maybe try Morinville. It is a small town just outside of St.Albert and not that far from Fort Sasakatchewan.
  • For the most part, Sherwood Park, St. Albert, even most parts of Edmonton will be out for that price, it is hard to find anything for under 250,000 in the city, and that would require a lot of work.  You might want to consider renting if it is only going to be for a short while that you are here, you could even rent your place out and then have it for when you come back, then you will not be paying all sorts of cash out for realtors when you sell currently and then when you are ready to sell again.  You could try the outskirts of the city but I am not at all familar with those areas.  Leduc were we live is not even that inexpensive, maybe if you get into an apartment style condo or something.  GL Kriz, keep us posted.

  • St.Albert and Sherwood Park are going to be out if your looking to buy. Both of them are very expensive.

    If you are looking to buy a modular thats a good option and some of the communities are really nice and well-kept but do expect $400/mthly land rental fees.

    I would look into the smaller towns around Fort Saskatchewan like Morinville and Gibbons. I think you will definately have more luck there for your price range. Don't rule out renting though, the rental market is down and landlords have dropped their prices a tad.

    The housing prices in Edmonton skyrocketed about 3 years ago.  A house for $200,000 would most likely be older and need lots of work.  Some brand new condos sell in your price range so maybe that is an option if you are really wanting to be in the city.

    Also, if you are looking at a modular home, there is a really nice housing area half way between Edmonton and Spruce Grove that I think you would like.  A friend of mine just bought a 5 year old modular home in that area for $150,000 and it is beautiful.
