Is it stupid that I'm ridiculously excited about you guys buying a house in the near future? I guess it's because I wish I could buy one but I'm years away so I just live vicariously through you guys.
Probably also because I found the perfect house (actually farm) in NH, just over the border from MA and I can't have it. Dangit.

Don't forget Bella, too! That's the great thing about this group, living vicariously. I work where you guys work, I have your family, I go on your trips. So fun.
This process is exciting. I have a nagging feeling that I am forgetting something big...like I don't have enough money. Which I don't. Suze Orman would totally say DENIED. But I'm going to go with Tim Gunn, instead, and MAKE IT WORK.
This, we really don't have jack shiit saved up, but we desperately need out. We will have to scale back on A LOT of things we do/buy when we get a house.
You proably already know this, but have you looked into an FHA mortage? That's what my friend did.
Most likely that's the root I'm thinking we're gonna have to take. M has had a few talks with the realtor over the phone, basically our meeting Saturday is to go over all our options and what we think will work for us (get us into a house asap). Also to see what we have for options as far as houses go around the area, at the present moment.
We're doing FHA, too.
I don't have any savings except my 401k, so that's what we're using (part of; you can only use up to half). I expect to have some money coming (bonus, tax refund, liquidation of my dad's "assets"), so I hope to repay the 401k early.
The bummer is that in our area, it's a seller's market because the non-short sale inventory is so low. We can't ask them to pay closing costs in our negotiation and expect to win. So that basically doubles our 3.5% down payment. Still, that's better than 10% or 20%.
Me FOUR!!! Even though we have a home... I would love a fully single one-not that i don't like our neighbors, but... THEIR DOG.
