How many houses did you look at before you purchased?

Re: question for homeowners

  • We bought the second house we looked at, but we looked at approximately 30 houses.

Edit: This included the online looking.

  • Probably around 20 or so.

  • Five.  We tried to purchase the first one we looked at (which obviously fell through - short sale drama).  This was the last one we looked at.  Fell in love, didn't think we'd get accepted, but we did.  Cha-ching!

  • We looked at several online, actually walked through three, and purchased the second one we walked through.
  • Online - tons... in person, I think 7.

one thing I would recommend is if you find a house you like, try to look at some other houses in the same neighborhood, even if they are more/less expensive to get a better feel for the neighborhood, ideas for improvements you can make and get some value out of, and to make sure you aren't buying the nicest house in the neighborhood (which can be detrimental to resale value).

  • Online dozens and dozens. In person maybe 10. Ended up buying the first one we looked at.

  • We looked at I think 7 houses.  The one we bought was one of the last ones, if not the last one we looked at.  I don't really remember anymore, we will have been here 3 years in April.
  • looked at 100s online

    saw probably 12 in person.

  • In person, over about four months, I would say we went to 20.  Online, lots more than that.  To be fair, though, our market was really not hurting at all.  Houses were getting like 8 great bids on the day they went on the market, selling over list price, not many foreclosures, etc.

My advice would be to choose the one or two points that are absolutely essential to you and don't compromise on those.  At the time we were watching a lot of "Property Virgins" and laughing at all these people who were like "I don't like this house.  The walls are an ugly color" so I felt like I had to compromise on everything because that's what a wise person does.  Now I wish I'd held out for the exact town I wanted to be in, and not the one next door.  That doesn't change.

  • 30ish before putting in our first offer

5 more, before withdrawing said offer (THANK GOD)

then another 15 before finding the "perfect" place...

and then 3 more to make sure that the place was actually perfect.

+ 100s online over the course of 6 months.

Yeah, we're not picky. At all.

  • OMG Lark. Some of those PVs make me want to reach through my tv screen and shake them. They're so g-d nitpicky about cosmetic stuff and complain about awesome houses I would love to have!

I know!!  And the prices!!  I saw one it was two doctors in Louisiana and they were looking at complete and utter mansions for like 250/300k and being like "Hmm, I don't know.  It's a lot of money.  Hmm."  For like 5 bedrooms and sweeping views and wraparound porches and stuff.  You can't buy an outhouse in someone's back yard in Los Angeles for that money!

  • We only looked at a few.  We actually got the house before it went on the market since it's a house that is next to M's parents.  Well technically it is across the street.  I still go to open houses with a friend for fun.

Haha. I can only imagine what goes through your mind when you hear the prices living where you do! Even I'm like "whoa" and I live in a LCOL city.

  • I think we looked at between 20 and 30 over the course of 3 months. We put an offer on one that wasn't accepted after looking at maybe 15 houses, and so glad it wasn't because we got a perfect turnkey in the neighborhood we really wanted to be in. It was the last house we looked at and had been on the market for 3 days.

  • Hmmm, we looked at hundreds online and 7 in person, and are buying the third we saw.  I'm worried now it was not enough even though I really like the house.
  • tons.. I saw in school at the time and work on other days and david and i werent engaged yet so he went and saw quite a few on his own.. but we searched through tons on the mls all the time! It's a long drawn out process!
