We put in an offer on a short sale property 2 days ago. The seller had to approve it first, then it goes off to the bank for approval. This process could take a VERY long time, so I havent really been stressing about it.
So today was the deadline for the seller. Our agent called us to let us know that she found out there are 3 other offers in, and we would have been the top offer except we were asking for a sellers assist and a contigency on inspection going well.
We were offering $220 on a $200 list. The sellers assist covering 10k of closing. The comps in the area are in the $260-300k mark. As you can see it is an excellent deal.
So our agent found out there is another offer that beats ours. They arent offering more, but paying thier own closing and waving the inspection.We decided to keep our offer at $220k, but will pay our own closing. However DH is not willing to wave the inspection still.He doesnt want us stuck with any huge costly surprises.
So , now we wait some more.

Oh good luck! I agree with am... the inspection is important. Just think about that last house!
Hopefully you are in better financial shape than they are. And remember, if they are chosen, they could still fall out of their loan.
Um. Isn't that the cardinal rule of house buying? Get an inspection? You're being WAY smarter about this than they are.

For sure always get the inspection!!! If a seller tries to persued you not to, then run like hell!
So much can happen. That awesome offer could fall through. OR the other bidder could have a couple bids out and just waiting to see who bites first (Which is crapy to do), So I wouldnt lose hope yet!

I think-if you are in the business and can see things about a house -ie-are a builder or in construction, etc...-you may be able to forego an inspection, but I wouldn't!...
