Hi Ladies--I dont post here much anymore since i am on the bump but I wanted to use my resources.

We are thinking about buidling with Ryan homes-comments on them good/bad? Also, if you've built a house anything you wish you did differently? Added? Not added? Thanks ladies-this is a BIG investement and I want to make sure I;ve done my research (which involves asking my ladies on here;)

I think we might look into doing geothermal with the build

Re: maybe building a home-some questions...

  • I just built with Ryan Homes, we closed May of 09 with the Florence plan. E-mail me at pryornic@gmail.com with any questions and I can tell you how it went for us. There were some definite ups and downs along the way. For what its worth we built in Liberty Township. I'm pretty sure the sales and construction manger we worked with moved to a Monroe (??) development so if you're up that way you may have the same people we did.

  • I built with Ryan and close Aug 09. We got the Florence also.

The models you vist are meant to look like what your home will be but please remember that the model is maintained by the builder.

I would NOT RECOMMEND RYAN! 100% worst mistake my H and I made! They were awful, used the cheapest materials they could find when they actually build your house and it shows. We have had to do alot of repair work ourselved since the project manager can never be reached.

We had bug problems because they left big gaps in the foundation and house and told us it was because they couldn't make it better.

Also the contractors they use are either lazy or just don't care about the quality of work. We had a list of about 30 things that needed to be fixed on our 30 day walk through. NONE of those things have been fixed and they have been back 5 times.

A house is a very large investment I would recommend using another builder. Dixon Homes is really good.... I wish we went with them instead of Ryan. Also, there are a lot of existing homes on the market, you might want to look into some that are below your current budget and rennovate the rooms that are outdated. I wish the H and I could do it over. If we could Ryan would have 1 less customer.

At all costs I would steer clear of Ryan!

  • We just moved into our new construction home in November and are very happy with our decision.  We did not build with Ryan, but our neighborhood will soon be full of them.

Everyone will tell you to go to the home at least every few days if not every day.  Sometimes you will see progress and other times you won't, but it is definitely worth it to check up on things.

We wish we would have gotten a sidewalk from the garage (side entry) to the patio.  We also wish we would have upgraded to 9 ft. walls in the basement.  Anything else we wanted was pretty much out of our budget and will be added later.  Spend you money wisely and upgrade the things that you can't change later.

  • I did not build with Ryan, but here are somethings I really like or would want in my house: overhead lighting, ceiling fans in bedrooms and a door to the outside from the garage (so you don't have to open the garage door to get outside, if that makes sense), also an oversized garage.  HTHs

Update - and the more windows the better... I am a sucker for good lighting.

  • We built with Ryan Homes (October 2008), and we couldn't be happier.  We had a very responsive sales rep and GC; and we were very involved during the entire process.  We are very pleased with our home.
