help! need recommendation and T&P

Please recommend a trustworthy, affordable person to do repairs on our home.

weighing heavy on my heart: My sister and her husband welcomed a third child into their family nearly a year ago. A precious, now four year old, girl. They are not yet the legally adoptive parents. The birth mother has decided she wants to be a mother, so my niece will be leaving my sister's family this weekend.

weighing heavy on my mind: We had a leak tonight that caused flooding in our upstairs laundry area. The water moved through the floor and is coming out of the ceiling downstairs. DH and I know little about home repairs. It seems as if we will need to repair or replace the walls, floor, carpet, ceiling, pluming, and appliances. We're currently without running water.

  • I'm so sorry to hear about your neice.  She was such a sweet girl and I hope that everything works out for her and your sister. 

    If the flood was coming from the upstairs laundry area, was the washer running when this happened?  I know you said you were having washer problems earlier.  A plumber will probably take a look around the washer and try to find out where the leak was coming from.  They will probably turn the washer valves off and then turn the water back on to see where the water's coming from.

    I would call your home owners insurance company and let them know about all the damage.  They might be able to recommend a plumber to come look at the problem. 

    Don't hesitate to let me know if you need anything.  Even if you want to come over and hang out while people are doing stuff at your house.  Good luck and I hope everything's ok....

  • Call your home owners insurence ASAP. Most of the work will probably be covered and your insurence will more then likely send someone out to do the work that they are afiliated with.

    Thanks Kristen! I contacted our insurance company and I'm waiting to hear back from one contractor and hoping for recommendations for others just in case. We also have to call a professional cleaning company I guess. What. A. Mess.

    I did and I was surprised that they did not suggest anyone to do the work. I was told I will be contacted in 2-3 business days. Fun times.Crying

    The worst part with home stuff is playing the waiting game. I hope things get resolved for your sooner than later. GL!

  • I'm so sorry for your family. I hope it works out for your niece, but I can't imagine the emotional pain for your sister and family.

    I'm not up in your area so my recs on house repairs won't be much help, but I think the other girls gave some great advice. I hope the guy you contacted works out!

    I'm with Kat - I don't really have any recommendations for contractors. I hope you find someone good!

    I offer the following:  a) beat down the birth mom.  b) a mop and bucket and my free time c) all of my running water.

  • OMG...this happend to us Tuesday night.  The toilet over flowed and leaked into the basement collapsing part of the ceiling.  I was told by a close family friend (who does repairs but not in the area)  to tell the insurance agent that it "happend out of nowhere".  Yours may have but just in case.  Let them know something must have been wrong with whatever it was that leaked.  He said take tons and tons of pics of the damage.  He said that if you had no control over the issue they will probably cover the repair and damage costs.  We ended up not going through insurance because our deductible is 1000.00 and the cost to fix the ceiling is less (so my DH says).  Sorry about your week!  Hope it gets better.

    That sucks about your leak. My Uncle is a contractor and lives in Southampton. Let me know if you'd like his information. I hope that your insurance company gets everything figured out for you. I have been without running water and I know it's no treat!

    Our deductible is $1000, too. I am afraid of mold so I signed my life away with a professional cleaning place. They gave me a rough estimate of $4000 to get everything dry. Then we still have to have the walls/floor/ceiling repaired. oh, and the washer- it's broken. My house sounds like a factory with all the fan noise.

    THANK YOU EVERYONE ELSE. I'm dealing- trying to care for DS and figure everthing out since H says he's sick.
