(Home Search) Riptide...caught in a riptide...

torn between two loves... the old and the new...

So we're still waiting to hear from the bank on Mesa Alta (link), which could take weeks.  The plan was to keep looking around in case the bank pulls shenanigans.  Speaking of the shenanigans, our offer expires on St. Patty's Day.  We can continue it past that point, but we have no obligation to.

In the meantime, we keep looking, and we came across Mount Whitney (link).  It has a pool, jacuzzi, double-oven and a bay window (love a bay window).  It's on a bigger lot and is a single-story home.  They're both on cul-de-sacs, although the Mount Whitney one is more private.

Mesa Alta is in the boundary for the best elementary school (9/10), but Mount Whitney's elementary school is also good (7/10).

What do you think?

Re: (Home Search) Riptide...caught in a riptide...

  • IF it is a top contender then I would put an offer in, you can always retract the other offer...

They are both really nice houses and both have positives. I love the layout of the Whitney kitchen, and that pool is amazing...It will make your electric more $$ though. So thats something to keep in mind. Plus all the chemicals and up keep...we have a pool, but DH takes care of it.

I do like Mesa Alta living room how it is sunken in...But the back yard is a bit ackward.

  • Is it another short sale? Ity seems like a great house, I love the back yard!

I asked before about Mesa Alta, but am not sure you saw it. Do you know if the short sale application has only been submitted, or do you know if the bank has accepted the short sale app from the sellers? That makes a big difference in reference to waitng time.

  • Mount Whitney is a standard sale (yay).  I also think that it doesn't have HOA's (yay again).  It also appears to need less fixing up.

We believe the short sale app for Mesa Alta was submitted last October when the previous (low-ball) offer was submitted, which is why our Realtor told us to go for it.  Otherwise we were avoiding short sales because we didn't want a 6 month wait.  Hopefully, we'll hear soon.

Agent - that's a good point about the higher electric bill!

  • I would put an offer in on the Mount Whitney house. It will be so much easier to deal with an actual seller than a bank. I would suggest if you like it and can see Scarlett growing up there, put an offer in asap.

From what I have seen on the buying a home board, real estate is is a sellers market in your area. I wuold suspect the house will go quickly, and may have multiple bids on it soon.

If it falls through, you still have the SS house . SInce the app has been approved by the bank you may not have much longer of a wait.

  • Our Reator is looking at the comps today.  Even though we haven't seen Mount Whitney yet, I'm tempted to put in an offer unseen and see it on the weekend afterwards.  You have to be aggressive out here!
  • I think if you don't put an offer in, you'll always play the what if game with yourself. Plus... It's pretty!

  • I am such a kitchen whore!  I LOVE the bigger work area -countertop space!  Although, you might be complaining later on for having a tiled countertop-not too terrible to change out-cause of all of the grooves, etc...

How is the front yard of Mt Whitney? Is it one where you can play, etc? How's the street? Is there any yard in the back or is it just the pool and does that fit into your lifestyle? (I'd love to have a hottub... LOVE it! Even in PA)

Glad the schools seem great, too!

    GL!

  • I'd go ahead and put an offer in.  I agree with Agent though--keep the pool maintenance costs in mind to see if it's something you're up for.  GL!!!

  • I'm really liking the Mount Whitney, especially that pool and kitchen!  Like pp said, def keep in mind the additional costs it will bring.  I say it's worth a try.
  • GO FOR IT!!!  You will totally kick yourself if you don't!

Everything seems very positive about it... no short sale... schools are still pretty good....nice pool and hot tub....one story...less repairs...All good stuff!

  • I actually like the Mesa Alta better.  BUT if you do LOVE the Mount Whitney house too I agree with PP to put in an offer that you can always retract if you end up getting the Mesa Alta house.

  • I LOVE Mount Whitney! The lot is so much bigger, and that kitchen sings to me. . .
