realtor etiquette

So we are selling our house and as soon as it is sold our new house will be built. The representation from Ryan Homes gave us 2 realtors recs both who focus on the West Chester/Liberty Township area and I live in Green Twp on the west side. I also got a rec from my friend who sold who house in 8 days. I contacted all of them through an email last week. My friends local realtor (she grew up in this area) contacted me right away and we talked for about 45 minutes. We seemed to have a good connection from our phone conversation. The other two realtors have contacted me back through email. Here is my question: How do I pick one? They all seem to be good and experienced realtors. The lady seems the most motivated and knows my area the best. I dont want to make anyone mad. If I already feel good about the local lady can I just turn down the others even though I contacted them? Sorry, if i sounds stupid. This is all new to me.

  • It is business you are not going to hurt anyone's feels. Go with the girl that knows your area he best. 
  • I would not recommend using the Ryan recommendations.... Good luck building with them... they were terrible when the built our house!!!
  • I agree that I would go w/ your gut feeling on who can serve you best.  They will get over being picked or not; its the way that industry is.

  • I'd wonder about the real reason Ryan suggested those two.  Are they really that good or are they paying Ryan to suggest them.  Maybe I'm a cynic, but I bet there's a kick back somewhere.  Plus the fact that the other agent made actual real contact is important!

  • Yes you can be in contact with multiple realtors in the beginning.  Once you start looking at places though you're pretty much with that realtor exclusively (they don't get paid anything until you buy/sell).  We interviewed 3 in person and let them know upfront that we were doing so to select one that we thought would represent us the best.  Pick whoever you think will do the best job and someone that you enjoy spending time with because you'll be with this person a lot!  I think it definitely helps when the realtor knows the area so that's a plus!
