We got the house!
After looking at dozens of places, we finally found one we really loved in the Grand Oaks neighborhood in S. Austin. It had only been on the market about a week, and the seller accepted our offer yesterday, just before they were having an open house! Best Valentine's Day gift ever. 
Their realtor says that disappointed a lot of potential buyers at the open house... whew!
Anyway, I wanted to say thanks to everyone who gave recs on lenders and other house-related stuff. Getting to ask you ladies questions made me more confident about going through this process.
