Does anyone live in Union Twshp.?

My parents are in the process of relocating to Cincy (my dad is currently working and living in an extended-stay hotel in West Chester) and they are house-hunting again this weekend. She just called and said their realtor recommended checking out Union Township. I know nothing at all about this area. Any insight? They are interested in a newer single-family home in the 250k range and would like to be near shopping and other attractions, and not too far from West Chester. How does Union Township fit this bill?

Re: Does anyone live in Union Twshp.?

  • Union Township is on the Eastside in Clermont County, so I wouldn't consider it close to West Chester at all, probably 30 minutes at least.  If your dad is going to be working in West Chester I would not recommend it, the traffic on 275 going west in the mornings is always backed up.

Have they looked in Monroe, up near the new Outlet Mall?   There are several new communities up there that we looked at with my in-laws when they were considering moving here.  It seemed like a growing area.

  • OK so I did a little internet research and there seems to be another Union Township in Warren County in the Landen/Mason area. That area would be fine I think!

Sorry for the confusion!  I didn't realize that there could be more than one township with the same name!

  • We live in Union Twp- Clermont County.  They can definitely get the house they're looking for on this side of town, but I'm pretty sure she meant Union Twp Warren Cty.  If that's what she meant, that definitely fits the bill.  It's near a lot of shopping (Fields Ertel/Mason Montgomery Rd) & reasonably close to West Chester.

  • She said she meant in Clermont County, which surprises me after reading this. What is the one in Clermont County like?
  • Either one might be a long commute.   Clermont county will be a VERY long commute during rush hour.  If Warren co there isn't a direct interstate route to West Chester so he'll have to commute on regular roads.  Things can get really backed up on the main roads in West Chester, even on a Saturday afternoon.  I'd advise him to do a trial drive to & from work from either area during his normal commute time.

I think they could find a nice house to rent in the West Chester/Mason area.  They could rent for 6-12 months while they become familiar with the area.  You and I both know that it stinks to buy a house and be stuck!

  • They can definitely get a really nice, new house in Clermont County for under $250k.  Most of the houses in my neighborhood are under that and we have a very nice subdivision... not all of the houses look identical, etc...  there are a few for sale if you want me to send you the addresses.

But... the trek to West Chester from here is 35 minutes on a good day.

The area is nice in that it does offer just about everything.  There's Eastgate Mall, a few strip malls- one that has D*ck's, BB&B, DSW, PetSmart, etc..., another with Border's and a Hallmark store, TRU is in front of Eastgate Mall, 3 Targets within ~10-15 minutes, and lots of grocery store options (multiple Kroger's, Meijer, Biggs, SuperWalmart, Sam's Club, Aldi's, GFS).  Plus there's every fast food restaurant known to man and multiple restaurant options within 1 exit on the expressway, including mom & pop ones.  However, the first time you see it, it is really goofy in how it's all laid out.  The traffic can get congested, but it's gotten better in recent years because of some additional turning lanes.  Once you're used to it, it's fine though since you've figured out the way the roads connect and you know some back roads.  I really think it might be worth looking into as I do think it is a more affordable side of town, but I think it's farther from the biggest reasons they moved to Cinci.  Checking out that area near Monroe might be a better fit- plus it's closer to Dayton and you guys.  GL!

  • I thought of another area for them to check out- Little Miami SD area (Morrow, Maineville (not Kings SD), that area).  You're close to shopping, but those houses are right now spiraling down in price because of MULTIPLE failed operating levies.  The area grew very quickly in the last 15 years, and the funding for the schools couldn't keep up with them.  I work with some people who have kids in that district and everyone I've talked to wants to bail.  The district has cut all sorts of programs, etc.. in an effort to save money.  As a result, some families are selling their homes for less than they paid new so that they can send their kids to better public schools.  If they aren't worried about the school district, they should be able to get a good deal on a newer home.  I've been in some gorgeous homes in that area too.

It's also close to shopping- stuff off of SR 48, Mason Montgomery Rd, etc... and it's definitely closer to West Chester.

  • Union Township is actually in Butler County and is along the Tylersville Rd and Cincy Dayton Rd areas.  The Union Twp buildings are on Cincy Dayton Rd near Union Center Blvd.  It would make total sense to me if he is working in West Chester.  Liberty Twp and Union Twp are right next to each other.  There is also one in Clermont County, but I am not at all familiar with the one in Warren County.  It is not near Mason.

  • I live in Clermont Co. Union Township and while I do love it here (I am a lifelong eastsider) I don't think I would buy a house here if I worked in West Chester. Depending on where in West Chester he works and what time he will be commuting, the drive can be anywhere from 30 minutes on a good/average day to an hour on a day where there is any kind of weather or traffic issues. I would suggest if they are considering it to maybe drive the path one day at the time he would be leaving for work, on a work day just to time it.

On a positive note, for $250k you can get a fabulous house in Clermont County and our schools are good, the taxes are low and the commute to the city is only 15-20 minutes. I do suggest the area if he doesn't mind a 30+ minute commute.
