Had the house inspected yesterday

And it wasnt so bad! Here are the issues...

-the gutters fell of due to the snow , need to be replaced

-there is a cracked roof support beam

-a sill plate was rotted and needs to be replaced.

- the hot water heater is broken

We were expecting much worse. We are responsible for all of these repairs, but our agent is still requesting the bank fix the gutters, roof beam, and sill plate. The worst they can say is no. These issues should be about 4k to fix, and we have that set aside incase we need to use it. The ac, heater, and roof are all only 10 years old, s they should have another 10+ years left in them. Whew!

    Would a home warranty cover the hot water heater? WE have one on our hosue now and its $60 copayment and they either fix it or replace it. I know hot water heaters are covered because we already had to have ours worked on.

    So maybe you can be sneaky and buy one and then a week later call and use it? Just a thought!

    We are buying a home warranty, and it will cover it. The rules are that we have to buy one before we close, so we should be good!  I love loopholes :)

  • That's good news!  Luckily there weren't too many things!  I'll keep my fingers crossed in hopes that the bank will meet some of your demands....but even if they don't at least you have a good plan in place to cover the items (and it doesn't seem like they're too costly either).  Yay!

    The house is by no means in move in condition! We have 2 non-functioning bathrooms, plus a kitchen that is out of commision. We will work on the house nights and weekends untill we can move our stuff in. Probably about 3 months since neither one of us can take any time off from work to bang it all out.

    We live with my Mother right now, we did not renew our lease a few months back because we knew we were moving. It's good because we have somewhere to live until we can get it up to snuff!

  • Thats what DH and I did. We worked on the house nights and weekends until it was move in-able :) Best idea everrrrr

  • If the bank won't fix the repairs, ask them for the estimated amount in closing costs/etc.  We did that- we originally offered for $$$ plus $ in closing costs, but when we found out that the hot water had to be replaced and that the roof was at the end of its life expectancy, we amended our offer and asked for a little more in closing costs.  They agreed.

    We cant ask for that. We are already getting a max 6% assist, and it doesnt even cost that much to close. The overage has already been applied to getting a lower interest rate! We should know by Monday what the bank is willing to do...

  • Our house was a foreclosure/partial bank owned and the bank refused to repair anything that was damaged after the offer or bring it to code.  So you're right in assuming that bank won't cover anything. 

    But having someplace to live while you repair the house is a godsend.  We are living in all the remodeling and crap and it's frustrating to say the least.

  • That is good news, Bella.  It could definitely have been worse.  Hopefully the bank will take care of some of it.
  • Fantastic news and how awesome to be able to have a place to stay ( I presume rent free) until the house is in liveable condition.  I can't wait until it starts to all come together.
