Moving to Austin- House locating help

Hi Ladies,

My FI and I are moving to Austin in July/August when he finishes his time with the Army. I went to UT but lived in the campus area the whole time so I am not familiar with where nice "beginner" neighborhoods are for couples. We would probably be renting at first, but may consider buying depending on a few variables that are up in the air atm. 

We are looking for a small 2-3 bedroom home around the $1000 range. Does that exist? Ha Smile We are open to pretty much any area.

Any suggestions of neighborhoods, locators, etc would be very hepful!

  • There are definitely a few good realtors on this board. 

    I would start with what area you will need to be close to.  Austin is very North/ South oriented and it's difficult to cross town in am/pm traffic.  Where you work in proportion to where you live will have a big impaact on your quality of life.

    There are definitely pockets in north and south Austin where you can find something decent in your price range.

  • I'm a little biased, but I love where we live . . . in Crestview/brentwood area just northeast of 2222/burnet road.  its great location and considered central austin - so you'll get smaller house compared to if you go out farther north . . . For ~$1000/mth rental , you'd probably get a 2bed 1 or 2 bath, probably $800-$1000 per month.  The upsides . . . its between Mopac/I35, so  easy to get almost anywhere, 10 min from downtown, and a ton of restaurants, bars, etc close by.  The downsides . . . you pay for the location so you get less house per sq foot =P.

  • Congrats to your FI on finishing his service! My husband and I just finished our house search and had a similar price range on how much we wanted to pay per month. You can definitely find some homes to rent for that much, and if you have a decent down payment, you can probably make a house payment with that too. Unfortunately, you probably won't be able to get very close to the center of town with that amount.

    The best/most affordable places are going to be south/southwest and north parts of town. If you're looking north, I've heard Milwood is a decent area. On the south side, there are a ton of new homes popping up for about $175k, and some resale homes for less than that. Ladies around here are pretty knowledgeable about the home market -- let us know if you have more questions!

  • Thanks for the replies ladies. We looked at a few neighborhoods this weekend in Kyle and Buda because their new home prices were extremely affordable. We are definitely leaning towards buying now that we've discovered prices aren't as outrageous if you aren't IN the city.

    I'm still open to all suggestions for anyone else that wants to reply!
