What can you tell me about Hutto?
Do you live in Hutto? What do you like about it? What do you dislike? Any info you have would be greatly appreciated.

ditto Sandie. I also live in Hutto. It really feels like a safe area - we have had no real problems at all and we've lived there about a year and a half. The housing prices are much less than other areas - we paid 125K and our house is about 1800 sq ft. The downside is that there is very little out there other than houses. It was growing very rapidly until the economy tanked - lots of shopping center plans etc but they've all kind of been put on hold. I will say, they are starting to build houses again so that is a great sign. I wish it was closer to Austin but, its definitely was not a deal breaker for us. As long as there its not rush hour you can be downtown in about 30-40 minutes.
Overall we really like it. I think it will be really neat watching the town grow over time - just going from practically nothing to an actual self-sufficient town.
LOL! and everyone seems to have Hippo's in their yards - or businesses have hippos out front. They are Hippo proud there! My DH works for a builder and sells new homes there and I've done some transactions there as well, most recently in Emory Farms. Housing is much more inexpensive than other areas of Austin. And like the PP's said there isn't much there yet. No grocery store (although you have a super Wal Mart in RR on 79 and Red Bud) - and no HEB nearby. But you have 2 home improvement stores at your fingertips, oddly enough. They were supposed to do a huge development called Crossings at Carmel Creek - but that has been put on hold and downsized from it's original plans due to the economy. One of my clients works for the city of Hutto so I am able to get all kinds of info from her - it's kinda nice having that resource.
So it depends on what you are looking for in a community. It also depends on your price point too. If it's $$$ that's keeping you there - well, there's some really affordable parts to Pflugerville and Round Rock too that are new construction. Basically the same prices that I've seen in Hutto. If it was a USDA loan that you are trying to do - you can do that in Pflugerville and Hutto. I think that time you and I spoke on the phone I mentioned a USDA loan to you which is $0 down. But that program is going away soon, so you would need to contract VERY soon in order to do a $0 scenario. I'd say for resale purposes, PF or RR would be better than Hutto. But depending on how long you plan to live there - Hutto may come a long way in the meantime and raise property values. Whew....sorry, this was so much longer than I intended!!!
I've lived in Hutto for 5 years, my DH has been in this area for about 8. I've watched it grow a lot. We went from buying pizza at the local Hutto Grocery store to having a lot of food options within the city limits. (pappa johns, dominos, mr gattis, pizza hut all deliver) We also have some decent resturaunts. Rio Grande has the best margaritas.
It is further from Austin, people who don't come out here very often sometimes get turned off by the distance. However with the toll road you can get to 183 & parmer in 15 minutes.
We are suppose to get an HEB up at Star Ranch, but that project was put on hold because HEB took over the old Randalls at Red Bud & Gattis School. Currently you can shop for groceries at HEB at Red Bud & Gattis School, HEB Plus in RR off of 79, HEB in p'ville off of 685. There's also Wal-mart super center at 79 & Red Bud or the new Super Target at 685 & the toll road.
It is very safe. You can get on daily police report emails to know what is happening. You can email city officials, they are all very nice and quick to respond. They started a farmer's market last year, I hope to see it grow more this year.
Overall, Hutto is cheap and a great place to live. You're giving up the fast pace of Austin, but it's not far away. In time we'll have everything CP, PF, & RR have to offer. It will just take some time for the economy to recover.
