For those of you who have sold their house recently, how many showings did you have before you had an offer? It's only been 2 weeks, and I know it will probably take several more months, but I'm just curious. Also, how long did it take you to sell?

We sold last summer. It was on the market over 5 months and we averaged 2 showings/ week. Of note: I studied a lot of the price-point studies at the time and our home's value was the slowest-selling then. Our sale was right on target, with the 6-month average for our price range/ area. I would try to get that data from your realtor or real estate sources from your area for a better idea.
Yeah, the average here is about 5 months as well. Ours is the lowest price for it's size, but still a bit more than the average house is selling for. We've had 3 showings, so I guess we're about on track. I'm just nervous since the new home buyer credit ends in April.
I just sold a house (on Saturday, yay!) that I had listed for 30 days in a highly desirable neighborhood. But I usually tell most clients that it could be 30-90 days.
If you are trying to get in with the tax credit - then you can always write a contingency contract. Basically protecting you if your house doesn't sell within a certain timeframe in which you specify. Do you have a realtor here yet that can answer those questions for you?
I'll answer since ours was on the market not that long ago and we had the opportunity to sell, but decided to stay. My numbers be be a little off, but I'll try to remember the best I can.
I believe we had less than 10 showings & about two months before our first offer, but it was a very bad offer way below listing price, as was the next offer from that party. We didn't accept. About 3 months and maybe 12 showings later, we had a reasonable offer we were strongly considering. This was also in "off season" around Jan or Feb, so you never know. We also have a great house though, imo.

We aren't going to qualify for either tax credit. But we're hoping it will motivate people to make offers. We're planning on building in Falcon Pointe. We don't have a realtor in Austin. Not sure if we need one since we'll be building. We want to go with Centerra there in Pville. My Dad's a contractor so he's going to be helping to make sure it's built correctly.
Yes Yes Yes you still need a realtor even if you're building! The builder accounts for the 3% commission if you use a realtor or not. You always need someone on "your side" negotiating your best interest. The builder always has their best interest in mind first - of course - just like any seller would. Email me and I can help you. Falcon Pointe falls within my specialty area and double bonus that since my husband has always worked in sales for builders -- that I know how to work with (and negotiate with) builders. ;-)
But yeah - if youre buidling you won't get the credit. But you're right - that should help your resale - hopefully! Make sure your agent holds an open house or 2 soon since the weather is beautiful. Maybe he or she can put an extra sign in the front yard that states "This home is eligible for the tax credit!". Anything to create extra interest. We are in the midst of high selling season - Feb-May - so I'm keeping my fingers crossed that you get an offer soon. Make sure your agent is following up and getting feedback from each of the agents that have shown your home.
