Our tech team has launched updates to The Nest today. As a result of these updates, members of the Nest Community will need to change their password in order to continue participating in the community. In addition, The Nest community member's avatars will be replaced with generic default avatars. If you wish to revert to your original avatar, you will need to re-upload it via The Nest.

So, our Mortgage is up this summer... and I'm not sure how this works. Does anyone know how soon we should start looking into this? Are we able to secure a rate beforehand?

You can actually re-new your mortgage 90 days prior to your actual renewal date without penalty. This is the rule at most banks.
ING Direct has a really good rate now of 5 years fixed at 3.75% which is way lower than any of big 5 are offering. Worth checking out.
ING's 5 year rate just went up today.
Your bank will probably send you a renewal 90 days out, but don't sign and accept it, they probably won't give you the best rate possible unless you call and ask them if they can do better. We got tired of doing that so we just switched to ING. It doesn't hurt to shop around.
