announcement. no i'm not pregnant.

< --- but i'm a soon to be homeowner!!

So during the past few weeks, we have been seeing every 2 and 3 bedroom condo known to man in Chicago. After seeing a bunch of duds we thought were overpriced (I know they're all pricey, but we were looking for one that's a good value for the money), we put an offer on a condo we loved and they accepted our offer of 375K + their deck furniture + barstools. (I wanted their dining room table but they said no! Boo!)They bought it for 422K in 2007 and the woman is being relocated so her company is making up the difference ... so they weren't mad about selling it for a loss.

It's a duplex up, has great sunlight, and we are sooo painting that hiddy red color in the master bedroom. It has everything we wanted (fireplace, in-unit W&D, garbage disposal - all, sadly, things we didn't have in this apt) and  I'm sooo pumped because --

1) Whenever we outgrow it, we can keep it as an investment property (going rent rates in the area are right about at our mortgage and the association allows renting.)
2) It was actually below our budget so now our payments are lower and we were able to take out a 15-year mortgage instead of a 30-year
3) We walked around the area on Saturday night while waiting to hear back from our offer and Taylor loved all the people. I know she'll love the outside deck.
4) This place will allow us to save enough to comfortably afford a single family home for our next place
5) All the street festivals on Division street are going to be awesome in the summer on the deck.
6) I'm sad to be moving out of my current neighborhood, but with all the great restaurants/boutiques on Division I can't really complain. We were in the unit on Saturday night with the windows closed and we couldn't hear anything because they had hella thick windows, so that's always good.
7) There's a yoga studio 3 doors down from me
8) The place really is beautiful, and it feels super homey. I'm not sure what's we're going to do with the 2nd bedroom yet (office? guestroom?) but we'll figure it out.
8) My cousin lives nearby so we already decided we're going to do a progressive dinner with our fam
!
