Mamie, look what you did...
My DH and I have decided to clear our Saturday (and possibly Sunday) schedule for bank meetings and home tours!
We're actually looking at mostly new builds (there are a lot going on around these parts), but if nothing looks promising, we may be hiring a buyers agent and starting to look at resales as well.
I'm super excited but also super scared. I just have this sinking feeling that "Oh, just looking" will turn into "Oh, hey, we just signed our contract and now we're moving" in six months or less.

Not trying to scare you but that's kinda how it always goes... not too many people back away from it once they start looking. But its a good thing!

That's exactly what we did... started "just looking" at houses, planning ahead for the next year. We put in an offer 3 weeks later, and moved in 1 month after that!
Hehe, sorry. It is quite the epidemic lately.
One online listing back in January set me off, and before you knew it, we were way into it. Three months later, we're in the new house. Then again, I know some people on the Buying a Home board have casually looked for over a year without buying. I think it's good to get a feel for your market and for real estate in general. And when it's not frustrating or stressful, the early part is kind of fun - you get to creep on strangers' houses.

Chrissy, "in the area" might be a bit deceiving. We're looking in Temecula/Murrietta area, mostly, since it's more affordable and the commute wouldn't be that bad for us. But there are some new builds in the El Cajon/Chula Vista area (including Granite Hills, which is kinda nice) and Fallbrook. There's also some townhomes out in Santee and a few other builds (of course, in the 1,000,000 range - blech) in Carmel Valley and Del Sur.
Builders we've looked at: KB Home, DR Horton, K. Hovanian, William Lyon, Shea, Lennar
The ones we're going to check out in Temecula and Murietta are DR Horton and KB.
That's so exciting (and scary!). We're in a house buying epidemic in June 09.
In regards to having a real estate agent: the seller (or in the case of a new build, builder) usually pays for the buyer's agent's fees. New builds have the cost of the seller's agent built into them. So you should either consider having a real estate agent for your protection and negotiation (knowing that the builder will pay for it) or negotiate heavily to reduce the price of the build (because they won't be paying for your agent). The tricky part is that if you meet with the builder before you have an agent (even at that first visit) they can deny your agent's fees.
So either way, know which way you want to proceed because you might not be able to change your mind later.
