Home warranty policies?

What is a good home warranty policy for the area? I have been reading reviews, and I seem to be finding a lot of horror stories. Anyone that is pretty dependable, has good techs, and will replace things that are broken occasionally?

  • Due to the nature of the business, I think every company is going to have a horror story. However, we've had Old Republic for 3 years and just got our a/c unit replaced with no trouble at all. The tech is just going to vary by what contractor they send out, buy we've had excellent service both times.

  • Ditto taytee.. They all have their ups and downs. Make sure to read the detailed covered and uncovered items , thatts where most of the issues come up. Also check how much their service fee is per call. If you ever have issues with a tech or the 1800 people call your realtor an they can get you on contact with the in town rep.

    I am between Old Republic and Best Home Warranty. Hopefully, I will figure it out in a few days and make a decision.
