Realtor coming on Thursday to estimate market value of our house

Other than getting as much cleaning as I can get done by then, is there anything in particular I should do to get ready?

He said it's no big deal, but I'm nervous! LOL.

TIA!

Re: Realtor coming on Thursday to estimate market value of our house

  • Go out to the sidewalk and starting at one end, walk down the sidewalk the same way a passer-by would. Don't stand and stare at it, take the walk, then stop and stare. What catches your attention from the corner of your eye? DOES something catch your attention? Then what details do you notice when you stand and stare? Do the windowsills or mailbox need wiped down or do the screens look dirty? Could the edging of the sidewalk or entrance use weed-whipped? Maybe put some bright flowers near the steps.

  • Other than cleaning you don't need to do much to prepare for this. If the realtor is any good at all he will tell you after/during his pricing what you can do to improve value, improve the curb appeal and improve the overall showing of the house. If he doesn't give you some suggestions of how to make the house stand out from the others, consider a different realtor.

  • ditto-our realtor came over when we were in the midst of decluttering. She was able to look past the boxes and give us a good idea. She/he will tell you what to do. Last the PP said if they dont you need a new realtor. (I HIGHLY recommend ours if you need one)

  • I wouldn't worry too much yet... the REA should actually be able to give you advice on what to change to boost your chances of a sale. I'd recommend watching some of the "sell your house" shows on HGTV--I've gotten a lot of great tips from some of those shows as far as staging, decluttering, and what little things tend to cause buyers to dismiss a house. (we'll be putting ours on the market this summer & are currently fixing up little things to get ready)

Also,  have you started looking for your next place yet? Try looking through some listings online and see what sticks out to you in the photos as wrong--are you turned off by the couch blocking the window? Does all the stuff on the countertop make the kitchen seem small? Things like that can give you ideas for your house.
