This Old House (a long whiney vent)
You might remember me talking about the crazy electrical system in our house last year...useless wire colors, the flaming fuse panel...the previous homeowner (Larry) built the house himself in the 1950s and apparently didn't follow any standards or codes when it came to electrical.
Well - apparently it is the same story for the plumbing too!
The plumber we have here today is shocked at the pipe choices Larry made - instead of being able to just repair leaky valves and such - we have to get lots of new pieces b/c even the replacemnt kits for older homes aren't compatible with what was originally here.
$800 today gets us a non-leaky kitchen sink, bathtub knobs that turn on and off without a wrench or constant hot water leaks (from the knobs - not the faucet), an outside hose faucet that doesn't leak into the house, and a few other small repairs.
We also have to spend $2500 to get the electrical safe before the baby comes...and we have NO equity to take to do these things...and we've lost about $16k in income with me being laid off - so the savings account will have to do.
Sometimes I want to smack DH for buying this house. His inspector was apparently incompetent and in 2004, houses in the area were selling within a week of being listed, so you had to act fast or you'd never get one. He was rushed.
Why did we take on a $500 car payment now too??? (the car really does work into our monthly just fine b/c we were double paying the old car loan...but it sounds like SO much money to be committed to now)
I love my husband...but he is a BAD shopper.

They're not...its just what we can afford to do this year.
We did the roof and gutters, windows, some collapsing retaining walls, and a little bit of electrical safety issues last year.
Next year we can hopefully afford to take equity to replace the garage and it's collapsing foundation. (We have a walk-out so the backyard is a story lower thanthe front, so the garage is 2 stories in the back and the foundation wall is bowed and cracked).
It never ends!

Apparently the inspector told DH that although a lot of things were wacky...they basically worked.
Yeah...worked for 3 years then everything fell apart!

Have you thought about buying a home warranty???
Our house isnt as old as yours, ours was built in 1970...but our home warranty covers electrical and plumbing issues....to what extant I am not really sure. But soemthing is better then nothing.
It doesnt hurt to call and ask?
We just renewed ours, its $572 for the whole year, and then $60 whenever someone has to come out.
That $572 covers:
Heating, A/C, Ductwork, Plumbing, water heaters, electrical, built in microwaves, dishwashers, garbage disposal, stove & Over, trash compactor, sedimanet, rust & corrosion, washer & Dryer, and our fridge and its ice maker
We use American Home Shield
So sorry you are having all of thse home issues. We are in the same boat, our inspector told us everything was great. We got appliances, went to hook up the washer and dryer and BOOM, all of the plumbing needed to be redone.
Agent, I had no idea a home warrenty covered pluimbing... DH just spent a week re-doing it all:(

We had our first year paid for by the seller....and then just renewed it this week for another year. What I list above is what we have and its just the BASE coverage, they offer waaaaay more then what we got.
Totally worth checking out!! Our washer and dryer were hand me downs, at least 8 years old...if they break or die the home warranty people take care of it!
No, we bought one. DH just thinks he knows it all and never bothered to check. I just asked him if he knew the plumbing was covered, and he said "doesnt matter, I did a better job than a plumber". Grrrr, he really can piss me off.
