Basically there have been too many foreclosures in our area, and our house isn't worth near what we thought. Not even close. Like 20-30% less.
He suggested if we really want to move (I do), then we go ahead & buy and rent out our current house until the market improves.
If the lender says we need to sell before we buy, he recommended we sell our rental property, because it has more equity in it than the house we live in, turn our current home into a rental, and then move.
So the next step is to talk to a lender. I'm still set on moving, it's just gonna be more complicated than I thought.

Yeah. Our house is worth right about what DH paid for it when he bought it. But considering he bought it as a foreclosure back in 2004(?), and has done a ton of work to it... we were expecting to have SOME equity in it. Not be breaking even.
I'm glad we're not underwater in it right now, but if the market doesn't come back soon we might be headed that way.
