If we don't get this house because of DH...

We're making an offer tonight.

DH is already talking about low-balling them. The most he wants to offer is 15% below their asking.

Grrr.

It's a foreclosure, and the land alone is a steal for what the bank is asking. The house needs a lot of work, but it's all cosmetic stuff, nothing structural.

We both really love this house. It's exactly what we have been looking for. The location is great, it has the acreage that we both want, and we both agree that we can see this being our "forever" home.

If he insists on low-balling them, and then we lose it to someone who made a reasonable offer... I'm gonna smack him.

  • Can your realtor talk with him about it?  Typically on a foreclosed home, they will not counter.  Your realtor could also try and talk to the agent to see what they are looking for before you make your written offer.  You may need to come with your biggest and best. If you're truly comfortable with coming in higher, you probably should and maybe a professional (realtor) can make it seem more reasonable to him. 

    Otherwise, try and keep in mind, what is meant to be will be.  There are lots of houses! I do hope you get this one, though!!  GL!

    Exactly this! Foreclosures and short sales often leave very little, if any, room for negotiation. It would be a shame to lose the house because you were being too aggressive in your bidding. But if DH is not willing to pay the asking price because he doesn't think it is worth it, perhaps it is not the right house.

    When my parents put in their bid on a foreclosure a couple years ago, they bid ever-so-slightly HIGHER than the bank's asking price and beat out the other offers because of it.

    I don't have a crystal ball, but I can still foresee you losing this house if you bid 15% less than what the bank is asking.

  • You can typically go to the auditor's website and see how much the house transferred to the bank for.  That is amount is what the previous owners owned the bank on the home when it went into foreclosure.  The bank just wants what they have in the house.  So I would look up that number and bid close to that amount.

    Ditto this.  On our foreclosed house, the California based bank was asking $50K above what they paid.  We offered $20K above what they paid and worked our way to about $10K under what they asked.  We also got them to pay $3K in closing costs.  That being said, this was in an 'up' market (2007) which I think did make a difference.
