DO NOT BUILD WITH RYAN
They have messed so many things up on my house that my husband and I have had to fix on our own. The latest finding is that the brick was improperly installed and it is going to cost $25,000 to repair it if the builder won't. When we approached Ryan they said NOTHING was wrong with the brick. We have 4 independent Masons out to the house who all said the same thing. I called the inspector to come out and said Ryan had to fix the bottom 4 rows. Isn't that like putting on a band-aid? I want my house fixed properly!
Well Ryan homes had you not improperly installed the brick the first time then tried to cover it up by with a band-aid by corbeling it after we failed inspection we wouldn't be here. Couldn't you have done it right the first 2 tired? I told you I did not like the corbel But you took advantage of us by tell us the Corbel is standard. Did I mention that the brick is all wave like where you installed it. Oh Yeah it is! The brick is all over the place, Not a single clean line.
You saw naive New Yorker on my forehead and lied to me about it when I asked you bluntly before we closed.Well I am not stupid anymore and I want my house fixed you good-for-nothing, never-recommend-you, pain-in-the-butt, lazy-and-cheap builder.
When the inspector told you to fix the bottom 4 rows what did you do? You ordered the wrong color brick and thought I wouldn't notice an orange based red against my maroon. Well guess what?!? Its a freaking eye sore.
You would think a builder of your size might recognize in the long run its cheaper to hire SKILLED workers to avoid mistakes like this. No you haven't learned. Apparently the cost of foreign labor outweighs the cost of having to fix major problems.. what are we up to oh yeah on the 3rd try on the brick.... HMMMMMMMMMMMMMM... Not too intelligent Mr. Builder
Well Mr. Ryan homes you can bet I will be telling people looking at the open lot next to me what a sh*tty builder you are and they should take their money elsewhere. You are definitely not welcome at my house any longer.
If you read this and still decide to build with Ryan don't say you had no idea and were not warned.

My home was also built by Ryan, but aside from a couple minor things, (a few of the shutters fall off every other year and DH has to keep reinstalling them), we haven't had any problems. But then again, the original owner of our home was a district manager for Ryan (he also finished the basement himself, so he obviously knew a thing or two about construction), so maybe he took a special interest in this particular home and paid attention to the details.
I'm sorry you're having trouble; that sounds so frustrating. Don't back down!
I could not agree with you more! We also built with Ryan Homes and they did the exact same thing in our neighborhood. They wanted to make a quick buck, hired piss poor workers and now are having to re-do almost everything. If they would have done it correctly the first time they wouldn't have any of the problems they have now. They're also a *** to get a hold of, and you have to FIGHT to get everything fixed. Now my parents have also built with Ryan and they have nothing but good things to say about them and have loved their house. They've had to had their kitchen floor replaced 3 times, but that's really the extent of the problems. They also built a house that 100k+ more expensive than ours so I think that's why they've had a better experience.
Let's see in my neighborhood alone, we have massive drainage problems because they didn't grade our yards. One house has had 7 leaks in their basement that have caused them (well Ryan) to replace drywall and carpet every single time. We've had one leak thus far, but have also spend alot of time in the yard and are currently re-doing our entire backyard. Our kitchen floor was uneven and had to be completely replaced within 6 months. Several other neighbors have the same uneven floors as well. About 6 houses had mold in their basement before we even moved in. We found a hole in our sil plate! No wonder our basement was so humid when there is a freaking hole that goes to the outside. The landscapers put a hole in our neighbors garage when they were laying sod. Yep a 3'x2' hole and they didn't even blink an eye or call the construction manager! Us neighbors had to call the construction manager and even then he was like 'do I really need to come down there'. Yes, yes you do. They also hit our house and had to replace 4' of siding. There was a fire next door due to the power line seperating from the box. Our neighbors pantry actually freezes in the winter. They put the wrong brick on the house next door and tried to play it off as the same brick. She took pictures of the house down the street and they finally caved in and sodded her back yard for her since they screwed up. The other neighbor had all these cute niches in the walls that weren't even AT ALL and they had to fight to the death for them to come out and fix them. They also got stain from the railings all over the walls. And not just behind where the rail is but like up the wall?! Half way through the neighborhood they stopped including the landscape package with the houses so we have about 5 houses that have no grass just a straw over clay in their front yard and no shrubs. The HOA is on Ryan's ass for this one and telling them they agreed to put yards in everyones house so we'll see how that goes. Oh the HOA has also had a field day with Ryan and all the promises Ryan made to buy out the last couple lots and they aren't going through with half of what they promised.
And that is just what I can think of off the top of my head in 5 minutes. I'm in construction and I know that there is going to be some things that aren't going to be done right, that's the nature of the business. But the extent of the problems that myslef and our neighbors have had is rediculous and the fact that Ryan NEVER owns up to the problems is what makes them a worthless builder.
Yikes! Those stories sound like nightmares. So sorry you had bad experiences with Ryan.
Just to provide another point of view ... I built with Ryan 9 years ago during a HUGE boom in this area when they were putting up houses like crazy. I had a really good experience, my house was built solidly and only shows normal wear and tear.
What neighborhood are you in in NKY? We built with an independent builder near Idlewild Park in Burlington...we have a couple new yorkers down the street that have a Ryan Home. Just wondering if that is you!
The Ryan homes go up SO fast, faster than our home did and our builder was building only 2 houses at the time. They all look the same and I hate it.
We built a condo with Fisher, and we had very similar problems at the time. DH and FIL wrote a letter that was faxed to multiple people a few days before we closed. We got our stuff fixed. But we almost walked away when we walked. Very emotional moment for me... I was living with ILs and anxious to be in a home of my own (hadn't lived with my parents in 9 years, so you can imagine)
FIGHT IT. Do what you can. Write letters to the president, etc.. Do whatever you have to do to get it fixed. Threaten to go to the media, etc... Seriously... this idea of a construction home vs a custom home (you have a construction home) and getting them done so quickly that there is no quality left at all is ridiculous. Just because you don't pay $300K+ doesn't mean you don't deserve a quality home. You're still paying a lot of money to build new, and you're not complaining about small things.
FWIW, we fought them on an unlevel floor. We had a basement level condo that we sold 1.5 years later. I ran into my neighbor at a conference last year. She told me that they were having all sorts of drainage issues, etc... that had to do with an unlevel floor. When you walked the model (which was the 3rd floor), you could physically tell it was NOT level. You literally felt like you were walking downhill and could put a ball on the ground and it would roll. Within 3.5 years of when the building was finished, they're already having drainage issues... Hmmmm... makes you wonder if we were right, even though they didn't want to budge on it and then put a bandaid on what turned out to be a much bigger problem.
We are getting a level this weekend and putting it down everywhere to see if anything is uneven.
We built out in Hidden Creek in Burlington. Had Burton Homes had signs up last year in April when we were looking we would have built with them!
I plan to fight them on everything. We paid a lot of money for our house and I do not want to have problems later when we go to sell. Would never recommend them or build with them again.
Unfortunately, I feel that any of the "chain builders" sarcifice quality for quantity. We have a Singleton home (2nd owner) and it's amazing how many corners were cut that I notice. Huge, blatant corners...such as not putting Tyvek between the plywood and siding. I talked to our neighbor, who also has a Singleton home and he said that Singleton tried to screw them as well. Thankfully, his father was retired from construction and came down to the house everyday to make sure things were being done as they should. Singleton hated it and they went through at least 3 crews over the course of construction, but they caught a lot of mistakes that could have lead to big problems.
Yep, you're just a few doors down from us! We're the house on the corner that was finished in November. We have been so happy with John Burton. I hope things work out for you. Sorry you're dealing with this.
