So, I've mentioned on here that we're trying to sell our house and buy a new one. We're getting our house ready for a buyer to look at. Our realtor stopped by last night to give us her opinion on things we need to do. Our house is in good shape, move-in condition where the buyer really wouldn't have to do much unless they want the rooms to be colors, etc.
The one exception is our backyard. About a year ago we had ugly bushes, railroad ties with overgrown ivy, etc. replaced with a retaining wall. The backyard is actually pretty steep, so above the retaining wall it's a steep slope. DH doesn't want to plant grass because it's impossible to mow (would use a weed whacker). So right now it's just dirt, which yes, needs something done to it. You could build a rock garden, plant some ground cover, put up some ornamental trees, even mulch it and make a garden. I'll see if I can find any picture to post here (might not be able to today though).
The realtor said we should put river rock up there. Apparently you can get 2 tons of it for $60 or something like that. River rock is really small smooth pebbles, and I do agree it would be a nice way to handle it if we were still living there. It would also make it look nice and show that no work needs to be done on the house or outside... Which is why our realtor suggested it. However, I'm worried about someone who actually might like gardening/landscaping and want to do something else with it. If we put all that rock up there it will be a huge pain to get away.
So, should we try to make it look nice and like nothing needs to be done, or leave it bare and hope that someone sees that as a fresh slate to do something with?

Ok so this is not the greatest picture because the yard doesn't look like this but hopefully it gives an idea of the slope. The retaining wall is now across most of the yard, and about in the middle of the mulched area in this picture.
I'm also going to ask the same question on the house buying board but I really like your opinions and honesty so I'd like some opinions from you guys as well.

I'd probably be one of the home buyers that likes the idea of naked land because it gives me the freedom to do whatever. I like the idea of NOT doing anything because I'm a gardener and would appreciate the dirt.
Personally IMO, I hate rocks in the backyard, we have thrown so much away...it's taken at least 3 trashcans to get rid of the dirt and rocks. But that's just me.
