Looks like it has lots of potential to be a super cute house!
I wouldn't want to live in Muskegon, but if you do and it is in a good school district I think you mostly have to ask if you are up for doing the work. I agree that it could be really fun to make it your own!

I question the views of MKG Lake. If I were a REA listing a house with lake views that were worth a damn, you better believe I would show photos of the view. Then again, maybe the REA is not that smart.
A house needing TLC doesn't bother me as long as the price reflects the condition of the home. I would rather buy a cheap place and remodel it to my taste rather than want to re-do something that is move-in ready and priced accordingly.
That is a pretty nice location--you're very close to the Winter Sports Complex and Lake MI, too. In fact, I think we drove past that house on our way skiing last winter. Houses are pretty close together on Ruddiman. I think with some renovation and some time, that house could be worth over $200K.
Depending on what all you want to do, I'd say you have between $25-50K in improvements to make. I also like the corner lot.
LOL...what is wrong with Muskegon?
If you click on street view, you can get a better idea of the lake view and back yard. If you fenced in the back yard, it'd be better... still not big - more long and narrow, but you could make it work.
I personally wouldn't like being on the corner like that (in the street view it looks to be a bigger intersection than just a small neighborhood one), but with some work, the house could be quite cute!
We couldn't buy it based on no backyard. One of the many main reasons we are moving is because we want a backyard with privacy for a hot tub.
I think I would have fun with that house if it was on a bigger, more private lot.
No back yard would be a big deal breaker for me. There's no where for the dogs to go and no where for the kids to play. The people down the street from us have a smaller corner lot with their kids and the toys are constantly in the semi-busy street. They have to play in the side lot like that house, so it's really inevitable that the toys make it in there. Still, not my idea of a relaxing time outside with the family.
Also, I agree about the updates. Updates would be fun and tolerable for about a week... then it'd just be a total pain, especially with a baby. Dirt and debris, sleep disruption, people always around. I'd pay $30,000 more and get something that only needed the paint colors to be changed.
We are paying $19k more for a house that only needs paint and has a huge backyard and the house itself is bigger than this one. We win.
Someday I am going to buy me a project house. I know people don't think it's fun for more than a week but I would have a blast. I think.
And really the baby wouldn't be around it now since we are keeping the house we currently live it. We could take our time updating the new one while living in the old one.
There is no way....you'd have to buy a stove. And the TLC thing? Well, if I'm going to put that much time and effort into a house, I'd rather just build it from the start and do it exactly my way.
And no backyard? No way!
haha- nothing is wrong with it per say, it just has a boring reputation in my mind. A good friend of mine grew up there and she makes it sound pretty dull- could just be her experience though.
