Moving to cincy- need advice please!

My husband and I are moving to Cincy for his work sometime in the next six months.  I spent a lot of time up there years ago (I dated a proctoid for two years and spent every weekend there).  I loved the Hyde Park/Mt. Adams areas, but it is way too expensive.

Husband's job is going to be in West Chester and we will be having our first baby any day now!

So I am looking for opinions on areas to look at to move to.  We are 30 and would like a nice house under $200k.  I was told Mason, West Chester and Blue Ash are all good areas for this.  I am also looking for neighborhoods to investigate on the Kentucky side?  What are the advantages/disadvantages of KY vs OH side?  Also need good school districts as we plan on being there awhile.

I appreciate any information you guys can share!

    You got the right advice.  If your DH is working in West Chester, you probably wouldn't want to move to KY.  It would be quite a long daily commute.  The areas up north have grown a lot in recent years. In addition to the neighborhoods mentioned, I might look into Fairfield Township and Liberty Township (houses are less expensive there, but still in a good district).  Lakota schools are highly rated, Fairfield is too.  You should be able to find a decent home in that range.  Try huff.com or comey.com to get an idea.

  • Congratulations on your upcoming arrival and move!  The Cincy ladies on this board are so helpful so we look forward to chatting (and possibly meeting) you :).

    You're on the right track because all 3 of the neighborhoods that you're looking into are in great school districts and highly desirable areas of town to live in as far as the burbs go.  We looked at all 3 ourselves when we house-hunted for nearly a year and then finally bought in Mason last June.

    Of the places you're looking, West Chester is probably going to get you the most bang for your buck and obviously be most convenient for your husband's commute.  We had looked at some neighborhoods that were near Tylersville and Union Center.

    As I said above, we live in Mason and to get to West Chester there isn't really a good way because you either drive south to get on highway to go back north OR you go straight across but take the back roads (I think 35mph speed limit).  Depending on where in Mason to West Chester we're going, it generally takes 15-20 mins for us going either route.

    We also looked into Blue Ash but the houses there were so expensive for what you get.  I like the location because it is more central than Mason or West Chester but we would have had to pay at least 2x as much to get a comparable house in Blue Ash.  You definitely pay a premium for the location.

    Last but not least, if you still need a Real Estate Agent I highly recommend Pat(ricia) Chrysler of Remax.  She specializes in West Chester (lives there) and Mason.  I also know she helped my co-worker (the one that referred us to her) buy a house in Blue Ash.  And, in case you end up wanting to look at or buy in KY, she's licensed in both OH and KY.  Pat has been buying and selling houses for a very long time in the area and does so full time.  She's wonderful at giving you an honest opinion (if you ask for it), educating you about what you're seeing and the house buying process, and making sure your best interests are always taken care of.  Most of all, she's truly like a friend.  Our relationship went to the point that when we remodeled our house AFTER closing (and thus, after she was paid her comission from us) she offered to come with us to go shop for cabinets and tile backsplashes!  Definitely check her out if you need an agent!  www.athomewithpat.com

    PS:  If you would like to stay in the Hyde Park area I highly reco you try looking into Oakley and Pleasant Ridge.  They are right next to Hyde Park with similar look and feel but at a much lower cost!

  • Welcome to Cincinnati!  I live in Oakley, right off of Hyde Park (literally two streets down) and a lot of the houses for sale right now in my neighborhood are selling in the 200,000 range.  They are super cute brick tudors.

  • I want to add, that we live in within the lines of Kilgur (sp) elementary school - a blue ribbon school. 
  • west chester is booming right now. it really is expanding and thriving. that district is very good but very full! we live in fairfield and love it!
  • hyde park to west chester or NKY to west chester for a daily commute is a total pain in the butt for your husband. i would look more towards the northern suburbs if you don't want your husband cursing a 45  minute or longer commute with rush hour traffic every day.
  • Your DH would have at least an hour long commute each way if you lived in NKY, longer if there was an accident on the interstate (and there will be-weekly!)  Liberty Township is north of West Chester & the same school district.  Fairfield township isn't bad either.  You could go north but those areas will be a little more rural (suburbs, but you might have to drive longer to get to stores).  The area just south of West Chester is called Becket Ridge-although honestly I think it's still West Chester.

  • I would not want to live in Hyde Park nor NKY if you're dh is working in West Chester.

    If it were me, I'd look into anything in Lakota, Fairfield, Mason, or Kings School districts.  All are rated excellent and not too far from West Chester.

    We think that near West Chester is probably better. Although I loved the hyde park/mt adams area we currently have a nice four bedroom with two car attached garage and walk out basement- and I want that when we move.  Some place nice to have kids and let them grow up- but also an area with restaurants/shopping and even ::gasp::: bars to hang out in!

    That is where we live now.

    I will definitely take all the info yall gave me and appreciate it SO MUCH!!!
    As soon as I give birth we are going to get our house ready and on the market.  My husband will be in Cincy during the week and home on the weekends until we sell the house.

  • I live in West Chester. I've lived ALL over the city (including NKY). If your DH is going to work here, I'd recommend living her or in Mason (or Deerfield Twp.)

    West Chester, being a township, has no income tax. There's been talk of it becoming a city, but they've been talking about that for 20 years and it hasn't happened. Anyway, Mason is a city so you have to pay income tax. It's not much (and pays for some wonderful stuff in Mason), but just another thing to think about. Deerfield (much of which is in mason schools) doesn't have the income tax either.

    If you do West Chester, I highly recommend the east side. There's a ton of new construction on the west side, but it really puts you far out. On the east side, we are only 10 minutes from Mason (and all the great restaurants, my gym, etc).  If you want brand new, M/I and Drees are building right off the Tylersville exit in the Bethany Station subdivision. I love that area, because you are close to so much in WC and Mason. 


      

  • The MI homes at Bethany Station are nice, I live in the older part of that neighborhood.  The houses start in the 190's.

  • Maineville and Loveland might not be bad areas to look into as well. They're far enough North that he won't have any trouble getting to West Chester. They also have good school districts and aren't quite as fast growing as Mason or Liberty Township so they don't have major congestion issues (yet).

    There is a nice house on Kenwood road in Blue Ash that's $209K (I know of it b/c I drive by it frequently during my work day and I tried to sell my IL's on it when they were looking to move up here, but they're delaying their move). It's within walking distance to the elementary and secondary schools and 71 or 75 are within easy reach.

  • I guess I am going to be the lone voice of dissent about West Chester/Liberty Township. At this time, I wouldn't move into Lakota schools as their community just failed to pass a school levy last month. Personally, I would wait a few election cycles and see what happens with future levies before moving into Lakota to see if this recent levy failure is an anomaly or a sign of how things are going to go in future.
