I am never buying another house...Vent. Super long.
DH and I are starting to realize that the sellers of this home switched out or completely took things out of the house when they moved. Things that were permanently fixed and therefore are not to be taken. They switched a few light fixtures and a ceiling fan for crappier versions for one. We obviously noticed it right away and called the realtor, who called the seller and he of course denied it. And since we didn't have proof, just our word against his, there wasn't much we could do, right? Realtor offered to buy a new ceiling fan and we moved on.
Well, this weekend we were moving things around in the garage and noticed they took electrical outlets with them. Part of the selling point of the house was the "tricked out" electrical in the garage with some fancy wiring and outlets. These outlets are like $40 a pop, and he took all of them, and left the wires just hanging out of the wall. In the shed, the outlets are missing there, as well as the entire electrical box. When we called the realtor about THAT, he claimed there was never one there. Again, a lie but we have no proof since there are no pictures.
We were talking to the neighbor (who happens to be an electrician) and he told us not only was there electricity in the shed, he helped him run it and he knows exactly what was out there. He said if we want to sue him he will write up an estimate on what it will cost to replace what was taken, and also go to court with us if necessary. He came over a few minutes after telling him what we found and capped off all the exposed wires as well. Thank God for good neighbors.
On top of all that, the central AC broke this weekend AND we got water in the basement and garage with all this rain. So much for buying a nice updated home. I am beyond upset and frustrated with all that has transpired with this house, and DH wants to look into mediation or small claims court with the sellers. Now we are looking into the home inspection details because of the water issues. It is a total mess.
So, I've been MIA lately due to all this nonsense. I can't find a job, our "new" home is falling apart, and I am just losing my mind right now. Sorry to be such a Debbie Downer, but I needed to get this off my chest and didn't want to complain to DH since he is stressed too.

OMG! We also found out about problems with our home after we moved in. According to our neighbors the basment living room flooded. The owner replaced the sump-pump and we haven't seen any signs of the flooding.
We do have a flooding problem in another basement room, but we couldn't find anything on the inspection or through our neighbors that led us to beleive the previous owner knew about it.
I can imagine all of this is very frustrating and I would be inclined to take the previous owner to small claims court.

Sadly, no. We own a home in Flint that is currently being rented out. We were young and knew nothing about home buying back then and it went smoother than this nonsense.
Why do people have to be so dishonest? I just can't believe what a jerk this guy is.
I'd sue him, especially if the neighbor did the electrical and can give you some proof. Most likely he'll bring everything back as soon as he gets the estimate and the summons. Do you have pictures from the real estate website that show the fixtures he took?
I agree that houses are such a pain. We haven't had any huge issues, but we have spent a lot of time and money fixing stupid things that the previous owners did (painting over electrical outlets, stapling carpet down to the hardwood floors, not keeping the deck up to date, sanding before painting b/c they did a HORRIBLE job and left roller marks all over, etc.).
So sorry! That really sucks. That kind of happened to us too. The seller didn't play switch-a-roo, but obviously not everything was disclosed that was wrong with the house and our home inspection was worthless.
I'd definitely pursue it. What a bunch of crap! That's awesome that the neighbor is willing to help out, so nice. And seriously, like exposed wires in the garage and shed would've passed any sort of inspection? LIke the house was like that when you looked at it? No fricken way. I'd take this guy down. Down to China town! I was going to suggest looking at the realtor listing pics to see if any fans or fixtures are in there for proof. Did you save them? I'm guessing your realtor can get them from the other realty company, or better yet, an attorney could probably dig those up for you.
Once they are posted on the internet, they are there forever, someone will be able to track them down - if they exist.
What a bummer. Buying a new house and moving is supposed to be a good experience. I hope it gets better.
And about the basement flooding - this is prob obvious, but check your gutters to make sure they aren't clogged, and check to see where the water is flowing from the eaves. It might be a matter of just buying longer extensions to move the water away from your house, etc. We used to deal with a leaky basement too, but a few tricks stopped the problem. You can also buy some sort of paint to reseal the foundation in the basement - not sure if it works, we didn't do that. GL!
Totally feel your pain about the water issue. When we bought our home 5 years ago the sellers (Pastor of a local chuch, mind you) disclosed that there was no water issues. That next year and many times since then we have had our basement flood. When we went to rip up the carpet from the first flood, all the tack stips were dry rotted and there was black mold under the padding. After having talked to neightbors they told us that they flooded a few times that they knew of as well as the house next to us whos sellers also told the buyers there was never any water issues.
So basically we inherited someone elses water issues. We just dropped 5K in drainge installation and now have to cough up the money to finally put our basement back together (flooring, drywall, etc). Our basment was/is totally finished with a bedroom, bathroom, living room, family room w/ fireplace etc. We have not been able to use it in over a year becasue of all the water issues these past couple of years. UGGGG!!
So what I learned was NEVER TRUST A PASTOR, make the home inspector pull back carpet and inspect for water damage and I told TH, we will build from now on becasue I am not buying someone else's used house with issues ever again.
You all are making me so scared. We are supposed to close in less than 30 days.
We do have the original listing on paper, but the fixtures are not on the pics unfortunately. But since the realtor offered to replace the ceiling fan for us, I'm pretty sure she knows he did it too. The problem with the water in the basement was because the jackass apparently laid the drain tile and didn't anchor it down properly. We have deep window wells that are below ground, and when the water started filling, the top of the drain piece actually floated to the top instead of allowing the water to drain. And when the water reached the window level it started leaking in. I'm guessing that should have been caught by the inspector, but luckily nothing was damaged. DH has already fixed it, and it shouldn't happen again. It was just the sheer amount of crap that went wrong all at once that was overwhelming.

Yep. That has been our experience in the past as well. Since nothing was damaged we aren't even going to try anyway. But the seller is a lying bastard and I'll take him for as much as I can get

Really, this is all such a bummer. Hopefully this means that it's going to be smooth sailing from here out, and all of the problems came to the surface early. It really stinks that your move was soured by such dishonesty. What a chump.
