San Marcos (and Area) Apartment Recs

Hi ladies,

If by some chance you recall, I posted here a few months ago while on the house (buying) hunt. You all were so helpful. Now, our plans have changed and we are going to stick with renting and downsize a bit to an apartment to save.

H is started school at Texas State in August. We'd like to find a pet-friendly 2 bedroom apartment that won't make us pull our hair out because it's overrun with loud college parties. In unit W/D or an in unit W/D hook up is pretty much a requirement, too.

We are open to living in San Marcos, Buda or Kyle. 

What would be a fair rent for this area for an apartment? Are we dreaming if we want to keep it under $800? (If that's crazy, hey, don't judge. I'm pushing for a baby and he says we can only do that if I can cut our bills down to a certain amount haha.)

Any recs/advice would be so helpful! TIA!

  • Okay, don't laugh at the name, but the best apartment complex I lived in when I was in grad school in San Marcos was a place called Ye Olde Colony or something like that. It's on Aquerena Springs, near 35. Small complex, mostly grad students or older couples. Never had a problem with noise and the apartments were pretty nice. The management was awesome.

    I don't think all units had in unit W/D, though. Mine didn't. 

    A friend of mine lived in the complex across the street from Ye Olde and he was really happy there. His apartment was big and was two stories, loft style. I think he said the mix was also a lot of grad students / families.

    I also lived at Claremont. Meh. It had an in unit W/D that was mostly broken. Definitely a mostly college complex (or at least it was). Had a lot of parties and the usual college complex shenanigans. 

    I actually loved living in San Marcos. Great town, especially in the summer when it empties out a little. Have dinner at the River Pub one night.

  • That rent should be doable.  My brother is a fireman down there and he knows about all the apartment complexes pretty well.  I forgot the name of his complex, but it's nice and has what you asked.  I think they upped his rent recently though.  They have a 2/2 and it's going up to like $900 I think?  So just depends. 

    I'll ask him what the complex name is tomorrow, he's on shift now.

  • I would avoid anywhere near the college if you don't want parties/students.  Texas State was voted one of the top party schools, right??? Party!!!

    I think your $800 budget will be tight, but probably do-able (from my experience with apartments in Austin... and I imagine in Buda/Kyle it would be easier to find... Especially the furhter out you are.)

  • Ye Old Colony is now called something else FYI.

    Avoid any of the big "chains" that come furnished. I lived in Clarewood in a 2 br, 2 bath when I was in grad school and loved it. I paid $740 per month then (2005-06). The units all have a mini w/d. It was quiet and the grounds were nice.

    There are some new Vantage complexes in Kyle and Buda but I don't know if they have w/ds or hookups.
