Recommend your Home Inspectors

DH and I are under contract for a foreclosure property and need to schedule a home inspection soon. Never had to pay for a home inspection before so  can anyone tell me how much they cost? Any rec's for who you've used would be great!

The property is on the East side of Cincinnati.

  • We were very happy with our inspector, he did an extremely thorough job (he was there 4 hours and we got a 30-page report with a ton of photos). His name is Ralph Zilliox and he works through Buyers Protection Group: (859) 371-6371. The company is based in NKY, but the inspectors travel all over--our new place is in West Chester.

    Price varies based on the size of the house and what you have done... the base price for our inspection (4,000 sq ft house) was $430, plus $130 for the radon test. I think this is probably on the high side, but the quality was worth it. With a foreclosure, you definitely want ot know what you're buying! Good luck!

  • We were very pleased with Pillar to Post. Thorough inspection and provide photos of the property and all recommended repairs. Some other Nesties/Bumpies have used them as well and have recommended them.

  • We used Mike Connelly of Smart Move (http://www.smartmoveinspections.com/).  He was about $500 for full home inspection + radon and very thorough.  We received a copy of his full report with pictures and are using some of the smaller items on hubby's "honey do" list...basically lots of caulking :).

    We also used Pillar to Post and had no problems!  They had someone in the office till 8:00pm setting up appointments and were very flexible with scheduling.
