Is there someone we can call before doing some renovation?

There was some things we wanted to do in our master bath and kitchen.  In the bathroom its moving the door but making it a pocket door on the other side of the bathroom, moving the toilet to where the shower is.  Moving the shower where the toliet is and adding a tub.  we would put in new tile and get a new sink and vanity area aswell but it would stay in the same spot.

 

For our kitchen we want to expend it by about 3 ft.  Right now does not meet the rest of our house it sits further in along with the front door (dinning room and garage on one side and 2 bedrooms on the other).  Right now I can stand in the middle of my kitchen and touch the sink area and stove and not just my figer tips about half way up my fingers or more.  Then adding in new counters, cabnets, sink, and floors thur the kitchen and dinning room they are right next to each other.  We would also take the wall oven and counter stove and make them one unit and make one long cabnet where the oven is at.  I would also close off the door to the kitchen right as you enter the house to add some more counter and cabnet space. 

 Before we do this work we want to make sure we are going to get most of what we spend back for the area we live in.  We would do the work besides expending the kitchen I would get someone for that and maybe for moving the the piping for the bathroom things we are moving.  Other then that my husband, dad and uncle can do the rest of the work. We are right now upside down on our mortage because every house here has been a short sale or forclosed on (we were worth $270,000 a few years ago the house next door sold for $80,000 a few mos ago).  We are going to wait out this market and sell once it goes back up we are thinking about 8-10 years hoping for less time.  I really want to move closer to dh's work and my family.  We would do the bathroom first then the kitchen.   

Is there someone I can call show them what we want to do and them be able to tell use yes you will get most of it back or no and maybe tell us a price point to stay under so we dont over spend?

  • I don't really think it would be worth doing until you are SURE the market has come back up. What is the point in pouring money into a home that is already upside down? If the rooms are functional at least, I would wait. You rarely see a full return on remodels anyway, let alone in this market. As far as someone to call, maybe a realtor?
  • If you're upside down I can't imagine you're going to get your money back.
  • If you can afford the changes and they'll make your living situation better, it might be worth doing the renovations.  Honestly, it sounds like it's going to be a very long time until the house prices recover in your area, so if it'll make you happy over the next 10 years, do it.

    If you know that you want to move, even if that means you'll lose money, then you should probably use the money to pay the difference when you move.
