Just starting to look...

So MH and I are just starting to slowly look around at some houses in the area. He's bought a house before, a few years ago in a different state and went through some program where he got the house for super cheap and plus it had been foreclosed.

We live in Central Texas and have been looking for the same type of program, but can't seem to find one except for the USDA Loans. Has anyone gone through this program before? What are the Pros/Cons and any other advice for starting to by our first house together?

  • USDA is a great way to go if you are looking in areas that it qualifies for. There are other programs that are great too , depending on the area or county. Your best bet is to drive the areas you know you want to buy in. And make sure you have an agent that has experience. You want someone who is going to be able to negotiate the beat deal for you.   • Welcome to the board.  You might want to ask a realtor or mortgage person about the USDA loan.  We just bought a house using that program but at the time (late May) we were making a plan B because it looked like they were going to run out of money.  They may have found more funding but at the time they weren't sure if that was going to happen or not. 

    You definately want to work with a realtor.  A lot of people don't understand how much they help you.  I have a good one or there are a couple of Nesties who I'm sure would be happy to help.  They're both very friendly.

  • Thanks all! This is what I was hoping for to find someone that has used USDA loans before and how it all worked out. We would love to be able do this and get rolling in the housing market. If there are any other options available like this it would be great.
