augh!

Ok I feel like crying right now and I don't know how to stop it.  The house is just so overwhelming...  trying to get stuff done and spending lots of money to do this, all to maybe try to sell.  I would honestly pull it from the market now if our realtor wasn't a good friend, so we're doing this staging stuff as a last ditch effort.  But if it can't sell, I'd like to at least take advantage of the interest rates and refinance to a 15 year mortgage...  (And I know that means we're stuck in the house for a few years at least, but I also don't think the market will bounce back for that long anyways.  And we can live where we are, even though it's kind of in a crappy location for everything we do, since I changed jobs a few years ago and bought it by myself so I didn't really account for Dave's commute.)

And work...  I think I can't get rid of this overwhelming feeling outside of work, and it's actually affecting work.  Usually it's the opposite.

Can I just curl up in a ball and ignore everything for awhile?

  • Oh Jen. :-( Huuuggs. I think you need a few beers tonight! Maybe take some time away from the house stuff. You guys aren't in any rush to sell so try not to overwhelm yourself. And I'd say give the house alittle more time on the market. I know keeping up on the house every second of the day in hopes of a visit is rouuuugh tho. Can you put in your notes that visits are by appointment only? That way you guys can prepare for each? Then you let the house sit on the market and not even think about it unless your agent calls for a walk thru. You never know, your houses future buyer just might not be looking juuust yet.

  • I'm sorry you're so overwhelmed!!! I remember that feeling when we were buying & everything we were trying to do. If you decide not to sell are you going to be happy with the new improvements? If you won't like what your doing then I would hold off on making changes. Your are doing all this work for other people. The house you might buy you could have to do it all over again. What about taking new pics for the website? I think you said the pictures weren't very good.

    I think I'm just in a huge funk overall.  I have been trying to lose a few pounds, eating better, exercising, etc., and I keep gaining!  In fact, I'm now at the heaviest I've ever been.  Which is also just driving me nuts.

    As far as the house, yeah, we probably do need to leave it a little longer, I just am so frustrated and impatient with it, and a lot of it is our realtor honestly.  She is trying to be positive but I think she's being unrealistic and it makes me feel even worse.

    All the changes we are making to the house are things WE want.  And most of the $ being spent is on stuff for us.  For example, I bought a matching set of lamps (got a great deal) for the living room/dining room that I love and we can take them with us if we do sell and move.  A lot of the improvements are spray painting existing things, etc.  It's just a LOT of stuff.  The rooms will look so much nicer though, so I'm excited about that.  And it makes me feel like I'm finally growing up, haha.  I mean, we have always had tons of mismatched furniture and stuff and this is starting to force us to start to coordinate.  (I even got Dave to agree to spray paint the chairs and legs of the dining room table- they were green and I've always hated that!)  So these are definitely good improvements.

    But they have to happen ASAP since the house is on the market and that's why I'm feeling so overwhelmed.  It's a lot to do in a short amount of time.

    And the pictures, my realtor keeps telling me how they are beautiful and stuff (she took them).  She's not very experienced, which we thought wouldn't be a big deal because she's so outgoing and stuff...  But we didn't think about knowing how to take the pictures.  The angles make the rooms look smaller than they are, and I guess a lot of realtors (the good ones) will give you the staging suggestions so you don't have to pay a stager separately (which we did).  She did give suggestions but... I don't want to bad mouth her a whole lot.  I really think the problem is lack of experience and if she'd at least be realistic I think that would make me feel a lot better.

    (Just in case, please don't mention her in any posts on facebook if you respond to anything I say about the house; she's a good friend of mine and on there!)

    AND, (sorry, I really really really need to vent)

    I think I'm just TIRED TO DEATH of all the opinions.  I did ask for them but some people keep saying the same thing over and over.  I have a few friends who have never bought a house, aren't in the market, don't understand, who keep telling me that our price is way too high.  Ok, tell me that once and I'll nod and say maybe, but don't repeat it.  And you know what, I'm not going to even listen to your opinion on that if you've never even looked, had nothing to do with real estate, and I didn't ask you. 

    Dave's aunt came over last night, and she went through the house, room by room (unasked) and told us all this stuff that we absolutely need to do (according to her).  Like, move the piano and get rid of it.  (NO, I play that.  And we're not dragging it down the stairs somehow to the basement like she suggested.)  She knows we hired a stager and are working on the stager's suggestions- and she offered to help us buy some stuff (I think she might pay some so we're trying to bite our tongues).  But her giving me opinions that conflicted with either what I wanted or what we're going to do based on the stager's suggestions, I think that just kind of drove me over the edge.

  • Hang in there girl.  Give it a few more months.  Last year this time I had my townhouse on the market and thought for sure that it wouldn't sell.  I was getting so frustrated especially since it was mine and not Jordan's and that what was holding us up on buying a new home.  But just when we were ready to give up and try and rent it, we got two offers in at the same time.  That was a blessing because we were able to use them against each other.  Staging really does help IMO.  Sometimes it's hard for people to picture things the way they would want it.  

    Be patient.  Somebody out there is looking for their dream home and it could be yours.

  • Another suggestion I have is maybe replace the fixtures if they are outdated.  That really can spruce up a house and not totally break the bank.  You can get some good looking ones for pretty cheap at Home Depot.  Just a thought I had.

    Thanks for the suggestions!  I hope everyone here doesn't mind, but when we're done I'm going to post before and after pictures and just get an unbiased opinion on if anything else should be done.  I'll probably say what we definitely won't upgrade if I know something could improve (such as the kitchen- yucky wallpaper but it's behind everything and I'm not going to deal with that right now.)
