So, my sister is renting her house out here because the market is bad and it didn't sell. She lives about 2000 miles away, so being the nice sister I am... I am playing middle man for her. The renters gave me their downpayment sometime in June after my sister agreed to hold the house for them, so there was no July rent money. The woman renting the house was there for all of about 10 minutes before she handed me a check. She has since signed the lease and so has my sister and everything is good to go. About 2 weeks ago they called and asked if they could meet me to get the keys tonight around 8:30. I said sure no problem. I did not realize that they intended to stay in the house tonight since they were not getting keys til 8:30 pm and obviously they don't have furniture or anything yet... apparently they brought air mattresses.
Well, since the house has been empty the water to the toilets and washer and the gas and electric to the hot water heater were shut off. I had intended to go through while they were doing their walkthrough tonight and get that stuff turned back on for them. I also didn't have the AC turned on because again, I did not know they were planning to stay.
Well, they told me that they would fill out the inspection page for the walkthrough and email it to me. Fine, saves me an hour or 2 of not having to hang out there waiting on them... Because they wanted to start moving stuff in I gave them their paperwork and I left and forgot about the hot water heater and toilets.
DH and I left and we went grocery shopping and not even an hour later the called because there was a puddle on the floor in the basement because the condensation pump for the ac isn't working and they want me to come fix it. It is 9pm and I am far from a handyman, but whatever... I tell them I have to take my groceries home and I will be over. I get there and the woman is pissed because there were spiders in the basement and the stupid record stand that my sister left in the bedroom was still there. I told her everything that was in the house was staying when she was there in June, but SHE could get rid of any of it if she didn't want it.
She apparently was screaming at my sister on the phone because the toilets wouldn't flush... my sister told her she needed to turn them on and she told her "I don't know how to do that".
I understand that when you move in somewhere and something doesn't work that it is frustrating... however, it takes like 10 seconds to turn the toilets on and I didn't know the damn AC pump was broken because the air has been off since like last september. At 9pm there is not really too much I can do about that other than wait til tomorrow and see IF I can get someone to come out and look at it...

That is ridiculous!! Hopefully everything will go smoothly for you from here on out though. It would not be fun to be the maintenance person/landlord, especially while you are trying to get ready for the baby. Sorry you had to deal with that last night.

And I wouldn't let her fill out the inspection report. I think you should do it. Don't want her to cheat you or your sister.
The house is only 5 years old and I have been there MANY times with it empty, I will know if they are lying about anything big. Legally I am pretty sure we have to let them inspect it though.
