Landlord Responibility?

We are moving into our new (rental) house this weekend & have already come up with a small list of things that we need/want. I am not 100% sure if the landlord is actually responsible for all of it. Should I ask him about each item, I don't want to seem like the annoying tenant already. WDYT? I will say that the house is overall well maintained and the landlord put a lot of work into it before we moved in, so I know he really cares for it and is an agreeable kind of man.

  •  Front door has no weather stripping (you can see the carpet outside!)
  • The closets have no rods to hang clothes on. There are spots on the wall where they should be inserted.
  • No toilet paper holder or towel racks in the bathroom. 
  • Missing a smoke alarm in the hall, there are actually wires dangling from the ceiling like it was taken down.

  • Definitely ask about the weather stripping and the smoke alarm. I don't know where exactly you're located, but in most places those 2 items are considered minimum housing code. Email me at uncharch7 at hotmail dot com if you need/want more info.

    The other 2 I'd ask about, but they'd be totally up to him on whether or not he installs them. Kinda bizarre that they're not there, but you never know.

  • It nevr hurts to ask, but the smoke alarm should absolutly be in order. I'm suprised a housing inspector would have let them get away with that

  • Yeah the smoke alarm is def the landlord's responsibility and I'm thinking so is the weather stripping. The other to are 'cosmetic' but like pp said, never hurts to ask.  I'm betting the previous tenants took them for whatever reason.

  • I agree-- the smoke alarm is crucial.  The other stuff I would definitely bring it up-- it's not like you're requesting he install new cabinets in the kitchen or anything.  Hope it goes well and the move goes well too!

  • I agree, that you should bring those things up with the landlord.  Just tell him you want to know that you are all on the same page.  I would expect, if you're already moving in, that he will let you put up the toilet paper holders and closet polls yourself.  If so, he should deduct those purchases from your rent.  The towel racks...Idk!  I don't think you have many questions.  Those would take less than a minute to discuss, so go for it! 

    DH was very excited about setting up Dish Network at our rental house this morning.  The Dish Network crew came and determined that they can't get a strong enough 3rd signal from our house.  This means, no dish network.  DH is pouting now because he was all ready for football season to start.  He actually wants to talk to our landlord about cutting down trees to make way for the satellite feed!  It just sounds crazy to me.  We're gonna have to figure something out.

  • I have to admit when I read the beginning of your post I was definitely thinking "oh no, she's going to be all nit-picky about stupid stuff".  But I think all of your items are very legitimate and should be discussed with the landlord.  Obv, weather striping and the smoke alarm are the two higher priority ones.  But the others are definitely worth asking about!  GL with your move!

    Minimum housing code is typically 1/floor. If you want to really look into it, go to municode.com, then click on "Search free codes", then state then your city. Find housing from there.

    Unfortunately, I've learned very quickly in my new job that landlords don't like to go above the minimums.

    We have our new landlords coming to stay with us this weekend while they move out the rest of their belongings which are boxed in the garage.  We've been living here a month and a half and they're coming from Illinois.  We're making a small (hopefully!) list to review with them... Their freezer leaks water in the kitchen, the carpet in a small bathroom stinks to high sky and needs to be replaced with tile (that DH and I will do ourselves) and we want to run a paint color by them for approval before we start painting the den.  They've told us that we're welcome to paint and deduct the cost from our rent as long as we use colors that appeal to most people-no neon oranges or black walls-haha. 

    Whenever dealing with a landlord about business stuff or repairs/updates, I prepare them and then I state my concerns without emotion.  DH and I make it clear that we're open to discussion and suggestions and state whether or not what we're bringing up is an emergency to us.  Usually, it's not.  DH and I take turns bringing up concerns as well.  They were few and far between at the cottage we moved from-even though it was over 100 years old.  We feel pampered now and have little to complain about.  Woo Hoo!
