The agent called and this lady is looking at properties and she came in with a cash offer of $125,000 and we can't go that low, so they are going to back to her with $154/155. We doubt she will go up, but it would be great though!
We are hoping but not too hopeful, but this has been our first offer. I have a feeling this lady is buying rental properties, so we will see. Rental rates in this subdivision has gone around $1100-1200 so she can make a pretty penny every month.

oooh keep us updated! buyers tend to low ball at first, so who knows maybe she will go up!
I suggested it to George but he does not want to do that. He is leary that people would not take care of it because it is a rental and then we would have to spend lots of money to fix it. I would hope that someone paying that amount of rent would take care of it, but you never know.
There are agents who deal with rental property that would be the agent and we could probably put requirements on it like older, no pets, no smokers, etc, but he is not open to any of it.

As far as renting, we rent our old house and have a very specific lease. We also make it a habit to stop by every now and then, within reason. A real estate agent can definitely be of help to you. I do have to admit, though, a lot of the reason for our success with our renters is that they are a co-worker's daughter and family.

While it may not be the amount that you want, it's always encouraging to get an offer - at least you know there's hope. :-) And a cash offer - wow!!
