If you don't mind me asking, who do you have your mortgage through? This would be especially helpful if you've recently refinanced. We really need to and soon, but it all just seems so overwhelming.

Ours is through Commerce now TD. I used to do real estate closings and refi's until the market imploded but I have to warn you to stay away from Countrywide now Bank of America. They are absolutely terrible and it gets no better when they start servicing your loan.
I always recommend to start looking with your bank since they charge the fewest fees and sometimes give you a break on the interest rate for being a customer. If you go with a broker avoid paying points and see if you can negotiate your application fee and your underwriting fee (if the lender charges one).
Also, insist on doing the closing at the title company's office...it'll save you at least $150 in a settlement fee (this is a fee they charge to do out of the office closings).
How come? BOA bought our mortgage less than 2 months after settlement at the end of 2009. We haven't had any problems yet, but now this statement made me nervous...

We just refi'd with Wells Fargo and are saving like $200/mo.
My parents did theirs with TD and got a great rate.
I work for a foreclosure firm and their loss mitigation department is unresponsive as is their customer service. We've had on more than one occasion people who have submitted payments and they were lost and BoA has sent them into foreclosure because they won't accept additional payments until the missing payment is paid in full but they can't resolve any type of payment dispute.
Yikes, I'll have to keep a close eye to make sure they aren't losing my payments. Thanks for the heads up :-)
