Tips for Selling House

It looks like we are moving forward with trying to buy that house we looked at a bit ago.  We decided to get it inspected so we would make sure that there would be no surprises after we put our house on the market.  That is supposed to happen in the next few days, so we are starting our prep for getting our house ready to go on the market.  Any tips?  Suggestions?

Here's what is on our to do list:

Remove all dog-related items

Remove curtain/curtain rods since we want to take them

Clean base boards (pet peeve of mine)

Dust/Vaccuum Daily

Fold/Tidy Closets

Any dog-friendly places to take Rudy when people are looking at our house?

  • We were dealing with a lot more clutter since we had a newborn when we listed, so anything we needed out most of the time but we didn't want buyers to see, we had hiding places for. That way when we got a call about a showing in two hours I could quickly shove stuff out of sight then wipe down surfaces and vaccuum and head out. It worked well for us. Good thought on taking down hardware you plan to keep. We left our curtain rods but switched out our nice shower heads and things. Our dogs had crates so I left them crated for showings and never had a problem with that. GL with your listing. I hope it moves fast!
  • Rudy has a crate that we could put up in our bedroom.  He is a sweet Golden Retriever, but has a pretty mean bark/growl.  I was worried that if we left him in the crate that it would make buyers hurry through our house since Rudy would be making so much noise.  And we don't have a garage to put his crate in to get him more removed from the living space. 

    Do you think I'm being overly crazy with not wanting Rudy there?  Or should we just put him in the crate for convenience?

  • I don't think you are overly crazy if you think he'd be a big distraction to buyers. If you have the time to take him out for showings then that sounds like the best option. But at least you have the crate for the times when you can't. As a buyer it wouldn't put me off to have a dog barking at me as long as they were crated. I went to look at one house when we were house shopping and there was a dog loose in the house which was off putting. It was a friendly dog, but still!
  • When we were selling our first house with Bruno (picture--> 1100 sq ft house with 95 lb dog), we ended up keeping his crate in a back bedroom. If we were at work and someone wanted to come by then Bru had to be there. During the evenings and on weekends, we always took him with us. No one said anything about him being there when we were at work. Occasionally, we would put him on the back deck if it wasn't too hot, but that was a ordeal so he was inside most of the time.

    We also made sure that there wasn't a trace of dog fur and the house didn't smell like dog.  I think I cleaned everyday for two month until the house sold.

  • I think the best tip I've heard for the interior of a house you're trying to sell is the Basketball Rule: If it's smaller than a basketball, it's probably a personal item & you need to store it or keep it out of sight. Making your house seem impersonal & design/theme neutral as possible helps potential buyers imagine the home as theirs vs. someone else's.

  • Heh. I'll trade you lists, mine's 2 pages long! We're hoping to have ours on the market by 9/30.

    Some other things:

    -Take all items out of closets that are out of season; box up to make the closets appear bigger/less cluttered

    -Box up all non-essential office items, etc.

    -Touch up paint throughout house

    -Clean all ceiling fans and light fixtures

    -Power wash exterior
