We put an offer in yesterday morning, we're waiting to hear back from the bank to see if they counter. If they do I don't believe we will be going with this house. The list price was at the top of our budget, so we offered about 11,000 less and asked for a stainless fridge not to exceed 1,200 that we get to pick out for ourselves. We really don't want to spend more then what we offered, so it's a long shot, but the house is TOO beautiful not to try. However, this house has been on the market for over 600 some days and has dropped almost 200,000 since the starting price. So were hoping they'll be wanting to just sell it finally.
Oh and my realtor and I were having trouble finding the listing yesterday. A the moment we have no competition with other offers..the listing agent did not update his dates in which to have the listing "active" and it comes up "expired" and is not in any searches for the home anymore. So this is another plus, haha.
DH and I are very nervous, but if this one doesn't work out...we will create our dream home later down the line.

I hope it works out for you guys. And if it doesn't, then eventually you will find something absolutely perfect at the truly perfect time, like we did.
Last summer, we had searched and searched, and finally found a house we thought would work. Needed new paint, and some minor upgrading, weren't totally excited about it, but it was so much better than anything else we had seen. That was beginning of August, the house had been on the market since the previous June (14 months) and they had dropped their price about 70,000 (had already moved out). We put in our offer, and they didn't move at all. It was still way too much money for the house, so we decided we would keep looking for something that was perfect, and we also switched realtors.
Our new realtor took out a list of all the properties for sale in our area in our price range, and we were going through the list telling her which ones we had already seen, what we liked, what we didn't, when we got to the house we had put the offer on. When we told her how the negotiations went, she asked how we felt about the reality that the owners son had shot himself in the basement. We were shocked, we had no idea. Apparently, legally they had to inform us of this, and they didn't. Awesome.
Anyways, less than a week later, we found an amazing house we love, got an amazing deal, and are so happy here. However it works out, will be great!
