Real Estate Agent Recs: Esp. w/ Flat Fee MLS Listings?

DH and I are trying to build a new home, but we have a 'house to sell' contingency on our contract. We have a 2 BR 2 BA condo in NKY that we need to sell and since we haven't had it that long (3 1/2 years) and because of the market, we will be lucky if we break even on the place.

We're trying to avoid having to pay a full commission to an agent (6-7%) and trying to look into those Flat Fee MLS agencies because from what I understand you pay a flat listing fee, then up to 3% at closing depending on who finds the buyer. Which would save us a few grand.

Can you tell me some of your recommendations? We'd like to get a full-service agent to do showings/open houses and list it on NKY MLS and I've found a couple, but wanted to see what recs you girls might have.

  • DH used one of those agencies & it was awful.  He had to do all the open houses, advertise the open houses, create handouts for the open houses, etc, the agent never returned his calls, the agent gave him no advice on getting the place ready to sell (seriously, dh didn't know to pick up his underwear every day, make his bed, or otherwise prepare for a surprise showing).   His condo sold on the last day of the listing & he still paid the 6%.  Turns out 3% was only if we turned around & used the agent to buy another house or if the buyers used him to sell theirs.  In all honesty I think I'd find a really good agent & pay the 6% b/c they'll do the work for you & try to get the best price ASAP.  You can try negotiating the rate with them-maybe they'd do 5% or something.
