So as you know ladies, we are buying a foreclosure, so it's sold as is, but as good future home owners we got a
home inspection.
It was at 11am today and everything went pretty well. This is our list and as far as I've seen it's a small one. Nothing was listed as defective, but what was is "marginal".
* Recommended resealing the wood on the front porch floor and the back deck.
*The water heater functions acceptably, but it is listed due to it's age (13 years old)
*Dishwasher is not secured properly and the door is out of square with the
cabinets - difficult to close
*2/3 toilets are loose at the base
*Exposed live wires in one bathroom on the ceiling (looks like they were going to put an exhaust fan in)
*1 window has a "rip" (tear) in the screen
*Base molding in 2 bedrooms is not attached on one wall (looks like they used to be one connected room, turned into two bedrooms)
That's it. Honestly for it being built in 1910 I was pretty shocked, but we did know there was a fire at the house about 5 years ago and everything was updated and replaced. Everything is
high efficiency and fairly new.
So so so happy nothing popped up that we weren't expecting.

How is everyone? I miss you all! The new job is great, but I'm so busy keeping up with the house, the home we are buying, work, and seeing my DH whenever possible. I'm going to try and come around more often.
Oh and one more thing..no FB'ing about the house please!

Oh wow, Ida, that list is not bad at all!! I'm always worried about mold or foundation issues, but all those things can be fixed easily. And with the water heater, you could probably get an energy efficient one that only heats the water during specific times (ie it turns off from midnight-6am).
Good to hear you're loving the job so much! I hope to see more pics of the house once you're settled.

I like the idea of getting an energy efficient one like that. Stupid question, but can you turn it on if you need to use it within that time. (I'm a night owl, lol).

Very exciting!
When you need to replace your hot water heater, I would suggest you actually look into purchasing a tankless hot water heater. They are a bit more to purchase, but the savings are huge- they don't heat water until you are ready to use it, and then it is an endless supply. We love ours, and haven't had any problems with it at all.
