We're going to take our house off the market today (or however long it takes our realtor to do it).
We should be priced right because a house sold in our area in July for more than ours was listed, and it was a comparable. But we've only had 2 showings in 4 months and of course no offers. I'm frustrated with my agent, but she's a good friend so changing agents would ruin that. (She's only part time and our house is her only... not sure of the term but it's the only one she has right now to sell, so she isn't paying for ads or anything like that because it would take all her commission away. But she won't tell me that, just keeps saying it's all automatic, blah blah.)
I'm going to double check one more time with a mortgage broker I've been talking to that we can refinance. We'll have to write a letter to the underwriter and convince them that we won't turn around and put it back on the market right away, and I'm a little nervous about that. But we can change our 30 year mortgage to a 15 year mortgage with basically the same payment. So that's a no brainer, we want to get as much equity as possible, wait a few years for the market to bounce back (hopefully) and then put it back on the market with a different agent/company.
I will be SO HAPPY not to have to keep it in "show condition" for people who don't ever show up, and to go into storage and get things like my books (I have missed them so much!) and our DVDs. Yay! And my winter/fall clothes.

sounds like a good decision, although i know when i'm ready to move on, i'm ready to move on... so i hope you guys can get through that aspect.
