Has anyone had their house appraised lately? They are coming Friday to do it b/c we are re-financing our house (hoping with the amount we've already paid off it'll knock off at least $400/month!). Do they look for certain things, do they look that throughly?Anything else I should know?
We're obviously gonna clean the house but we are in the middle of painting a wall, still have vacation stuff all over the place, etc and didn't know if they care about things like that. Thanks ladies!

I used to be a mortgage processor and looked an appraisals all the time, messy house is no biggy, half painted wall, again nothing they would even mention. Their just looking for the condition of the home, if anythings been updated, count bedrooms/bathrooms etc. You'll be fine, none of what you mentioned should affect the value.

I can't answer your question, but I'm glad that you asked because DH and I are trying to purchase a house and FINALLY, the appraisal has been scheduled for tomorrow! It'd be good to know what things they are looking at.

When I worked at the bank and sent in appraisals, none of that stuff was ever mentioned in there. It's more about overall condition, and any major concerns against market conditions and comparable properties. No need to panic - you can't really do anything to change the appraisal other then major restructuring to the house.

I just have to laugh & grimace at this because last year my IL's had their house appraised so they could also refi. At that time Ted was still at his parents house & the way their house is set up, Ted had the whole upstairs which was a bedroom, full bathroom, & another large room that could be used as a den or family room. Well my FIL was freaking crazy and made a HUGE deal about how the upstairs had to be spotless and everything put away, etc. He said if Ted didn't make it look spectacular and that screwed up their appraisal them he would kick him out. Seriously. He was a crazy man the weeks leading up, to the point it was miserable to be there at all.
Then the appraiser left the side gate to the backyard open, Ted's dog got out & was hit by a car and died.

Yeah... that was a VERY stressful time between us & my IL's to be perfectly honest. Right after (as in days) that happened we drove out to CO to visit Ted's best friend and while we were gone Ted's brother went out and got a puppy. After Ted's dog died his parents said he couldn't get another dog while he was living with them. Then we come home from our trip to find out his brother got a new dog. I mean, maybe we were being overly sensitive, but it was like a knife to the heart & yes I to this do believe his brother did that on purpose. That's how he is. His brother wasn't living at home... but still. The timing was a little convenient, especially since they hardly liked the one dog they had already.
My FIL felt a lot of guilt after all of that because he was really downright mean to Ted about the appraisal, then his dog died. Sadly, that was one of those times where I had to sit back and think "this is what I'm marrying into? seriously?!" But now that none of us live together and we don't see each other so much, everyone gets along pretty darn well.
Sorry to hijack your thread! Good luck with your appraisal. As you can see the "cosmetic" things don't really matter.
