Renting/buying in Dayton

Hello,

My husband and I are moving out to the Dayton area in a few months and looking at properties to rent or possibly buy.

Is the housing in the area a good investment? Any neighborhoods to stay away from? 

We won't be getting anything until we've moved, just wondering if anyone had any knowledge of the area.

  • Kettering and Oakwood are your best bets, but Dayton, as is most of Ohio, is experiencing a housing slump, so if you are planning to stay for 5-10 years, then buying would be a good idea.

    Otherwise, I'd rent and see how you like the areas.

  • I would agree with Kettering and Oakwood, esp. if you are working near downtown for proximity - but I would also look in Centerville and Beavercreek.  You will get more house for your money in Kettering, more outdoor space in Centerville or Beavercreek.  Oakwood is where you will find the "nicest" houses, but you will probably be paying more for it(and that totally depends on what you consider "nice").  I think all 4 school systems are pretty good as well.   

  • Bellbrook is another nice area to look in.  Good schools, although Oakwood is by far the best school system locally, but also the most expensive area to live.
  • I'd say any of those areas are great places to start your home search, but they are also all very different. I have owned a house actually in the city limits and I would not suggest that. House prices are SUPER cheap, but there is a reason.

    We have now moved out to the 'burbs in Centerville where I grew up when we were pregnant with our first. Sure, the houses don't have the "charm" and "character" of the houses in Dayton or Oakwood, but we were able to get a very spacious older ranch which we fixed up for a good price. The schools are also excellent (and steady....so not the risk of taxes going WAY up like I feel they may in Bellbrook). Also, something to consider is income tax.....Washington Township (part of Centerville), Sugarcreek Township (part of Bellbrook), and Beavercreek have no income tax. This may be important to you, may not. If you are looking for newer houses, but at first time home buyer price, I'd suggest either Beavercreek or even Springboro has some great houses for the money on the market.

  • Ditto all of the above...my husband and I actually chose to build a Ryan Home in Riverside/Huber Heights area.   It's probably not as "nice" of an area as Bellbrook, Oakwood Or B'creek but the taxes are significantly  lower....we paid 240,000 for our home and to build the same exact house in beavercreek was over 320,000... so it all depends on the part of town your in. However, we hear nothing but good things about Mad River School district, regardless we wil probbaly send our kids to Catholic Schools..Our neighborhood is very safe and the people are all very nice.  Good luck

     

  • My parents live in downtown Dayton in a loft and love it. But that's not a lifestyle for everyone, I understand that. I will say that my dad's a realtor and has several rental listings in downtown if that's something you're interested in checking out.

  • Thanks everyone for the advice. Now we have several more options.

    Does anyone know about Brookville? We found a few nice options, and with property taxes lower and more property it seems like a nice choice.

  • Brookville is a nice area, its a smaller city off of 70 and its Northwest of Dayton. They have a pretty good school district and the people I know from there have loved it.
