Home warranty?

Do you have one? If so, what company do you have and do you like them? I totally forgot to do this and we close Monday! AAAAAAAAAAAAH!

  • yes, we have one from Buyers protection group. We like them just fine.

    We have it because our AC is OLD AS DIRT and WHEN (not if) if finally bites the dust they will replace it. Then we won't keep it any more. It just wouldn't be worth it.

    Are there things you think would be an issue that you would need it?

  • Well, that's the thing, the house is only 4 years old but I don't know how this guy treated everything like the A/C. Ya know?!  And it would cover a pool pump if that went, all the appliances, electrical & plumbing...I don't know what to do.

    just make sure when you are checking out the home warranty that you read ALL of the fine print, I mean all of it. There was a lot of stuff that was not covered that we thought would have been. Some things cost extra, so if there are things you want covered make sure they are before you get it.

  • Yes I have one and you really should get one!  A friend of mine just sent $5000 to replace her AC unit, yikes!  On my AZ house I use American Home Shield, they are great, I did a lot of research first too.  I use Stephanie Ellis, I can find her contact info if you want it.

    Are you sure that a warrenty is not going to be included for your first year by your agent?  My agents on both houses I have bought got us our first year home warrenty, it is a fairly standard closing "gift" for an agent to give their clients, so I would ask your agent before buying one.

  • In my opinion I don't think they are worth it.  We bought one through Service one and within 2mths of buying our home the coil went from our AC unit and we were quoted around $2000 to fix. I quickly called the home warrenty company thinking that it shouldn't be an issue to fix since I had the warranty.  The warranty company sent out "their" guy who stated that the coil was "dirty" which meant we weren't maintaining the unit properly and it would not be covered.  Mind you I had a home inspection and the report said there was nothing wrong with the unit and I had it serviced when I moved in.  They will find any way to get around paying for things, very sneaky and manipulative. Good luck with your decision

  • I don't even know, sad huh? We bought a new build and I think it had a 1 year warranty through the builder.
