We rent our townhouse. Apparently the complex accepts Section 8 (which I never knew). We recently got a notice that a HUD inspector is going to be coming around to "inspect" the complex and will be randomly inspecting places (a total of about 20% of the units). No word on which homes they're going to inspect or when they're going to be here, except a date range. We don't get Section 8 benefits and am pretty sure we make way too much to even be eligible for it. I'm not going to "protest" or refuse to let them in or anything, but I'm annoyed I have to make my house available for a government inspector in relation to a program I take no part in.Thoughts?

I don't find it odd, nor do I think anything of it. I've lived in housing before that accepts section 8, without participating in it (really, with vouchers, almost everyone accepts it these days) and have gotten those notices.
I don't think it would irk me at all.
I think I'm just unnecessarily annoyed because our complex is super inspection-happy and takes pretty significant liberties with what "reasonable notice" means.
They keep claiming certain things are "yearly" inspections to make sure things are working properly, etc, but yet we've had 5 in less than a year and a half. And 3 times they've claimed it's the "yearly" furnace filter change.
Sorry to say, but it's the price you pay when you rent. Did it annoy me to have people in my apartment when I wasn't there? Sure. Could I do anything about it? Not really.
But they should be letting you know at least a day ahead of time.
I've been involved in some of these inspections so it wouldn't irk me as I know why they are necessary. It's a hazard of renting unfortunately. And even though you aren't section 8 they don't know that the next people who live in your town home will or won't be so they need to check everything.
The management should definitely give you adequate notice though. They can't just barge into private residences without letting you know first (barring an emergency of course.)
I haven't read the other posts, but I will say that I currently work in property management so I do have some knowledge.
The annual inspections that my property does are with the city (15% of the property I believe) and with the mortgage company (20% total a certain percentage of occupied and vacant homes). The inspection from the city may be by HUD, but I haven't heard that terminology in my office nor do we use that terminology with our residents when notifying them.
A lot of times both inspectors will choose which homes they enter so therefore the complex does not know which homes they will be entering. should mention the property I work at does participate with Section 8, although our rents are too high and new vouchers do not qualify.
The inspection is mandatory and if a resident refuses entrance to the chosen homes the complex can be fined--they take it as we are hiding something.
I hope this better answers your questions. I do know there are Section 8 inspections, but they only enter the homes of people participating with the program. This is to make sure we are adhering by the guidelines of HUD and not discrimating, in accordance with the Fair Housing Act, those who are participating in the program. They mainly check for work orders that need to be completed.

My community is a townhome community. We do furnace filter and smoke detector checks every 6 months. This is to ensure our equipment is being used properly and in the unfortunate instance of a fire your safety equipment is working properly. If I'm remembering correctly we have had 4-5 "inspections" in the last 12 months.
I can understand how it is frustrating, however a lot of it is for your benefit-especially the furnace filter and smoke detector checks.
