Last night we were out and about until probably 9pm and then came home and right away put DS in bed and crashed on the couch to watch a movie...neither one of us even went around the apartment at all until about 10:30ish, at which time I went into the bathroom and there was water EVERYWHERE!! I called to DH thinking maybe he'd done something but then looked up and our light fixture was full of water and and there was water spots all over the ceiling. We called the maintenance emergency line and they came over to check right away. The people above us had flooded their bathroom and it was leaking down into our bathroom and there was water on the floor, toilet, light fixtures just all over the place, there were water spots the full length of the bathroom and water dripping from our door frame. Maintenance went up there and they did say that they flooded the bathroom and had been cleaning it up for about an hour. He came back down and said they'd wait a couple days and let it dry and then come in and re-spray the ceilings.
This is where I take issue...I mean there's water damage in the sheet rock, possibly the walls, and in the light fixture...wouldn't that be something that they'd actually WANT to fix to keep the ceiling from rotting and/or molding? I have extreme allergies to mold and mildew and I am concerned that this is just creating a breeding ground for that sort of thing. We did sign a lease last night for a new place and will be doing a "buy out" of our contract at that time, but part of me wants them to lessen the concession fees because for the next two months I have to live in this environment of lets not "fix" the problem, but rather "conceal" it???
Re: WWYD??
I work in the construction industry and would say that in the next two months you shouldn't have mold problems but over time mold will most likely be a problem. They do need to take that Sheetrock out and the insulation and replace both.
My co-worker had her bathroom flood down to her dining room/kitchen and caught it right away but still needed to re-Sheetrock the whole dining room and get all new wood floors. Her insurance company came out and determined all of that.
I would personally try to fight it because the next person living there will never know that it flooded and that they are living in a place with mold.
Thanks, that's really helpful! I figured that it would take time for mold/mildew to form but if we stayed in our lease until it was up in April then it would be in full force and I am really allergic to mold/mildew.
I also don't think its really great to expose that sort of thing to my 16mo and my already issue laden dogs...it doesn't help that this all happened on the same weekend that our garage neighbors had all their bikes stolen, so its making me feel like I really want to get out of this situation ASAP.
They need to cut a decent size hole in the sheetrock and let it dry out for a few days. Once it's dry they should have someone come in to patch, retexture, and paint the hole.
It's not going to dry out properly without opening it up...
As long as it dries out there shouldn't be a mold issue. Mold has to have constant moisture to grow, if they can dry it out quickly there should be an issue and KILZ will "kill" the issue when they repair the ceiling.
